Adrian Leeds on Mediterranean Life HHI - Season 2 Episode 11 - Old World Charm in Nice

At a meeting this morning of a committee of the “Copropriété” (homeowners association) of number 9 Place des Vosges, with the director of a well-respected real estate agency among the mix of representatives, we looked out the tall windows onto the elegant Place des Vosges and discussed the price of property in Paris.
Emmanuel de Poulpiquet, director of Féau Marais remarked that while prices in the district have come down by as much as 15%, property in the Place des Vosges was selling between 15,000€ and 20,000€ per square meter, and on the average 18,000€ per square meter, with no sign of softening. This, of course, is due to the fact that there is virtually no available property on the Place and property of this stature will forever retain its value.
We were seated around a long glass table in a newly renovated apartment of the second floor, with exposed 17th-century beams and freshly painted pale blue walls. With members of the “Syndic” (management firm) and owners, there was a sense that they were overseeing much more than just a residential building. In the way that they spoke of each apartment…who owned, who sold, who renovated…there was a very personal and emotional side to their discussion.
I took them to see “Le Palace des Vosges,” the Fractional Ownership property we are developing in building “I” at the back of the second courtyard at number 9. They were amazed at how the large space, once the stables for the horses, cows and chickens, was in the process of becoming a luxurious apartment for foreigners. I learned that about three out of four residents in the Place are international…yet I found that hard to believe.

Demolition and Renovation Underway at Le Palace des Vosges

rs, each with four weeks of usage, located at number 9 of 400-year-old Place des Vosges, Paris’ best address! The property, a two-bedroom, two-and-a-half bath, 81 square meter apartment, was acquired at the end of January 2009. Last week, the demolition on the existing apartment began, taking real shape this past week as the old, existing walls came tumbling down.

The powdery stone floor has been broken up and carried out. The walls that once defined the kitchen and bathrooms are completely gone. The ceilings have been removed with the hopes of raising the ceilings.
There are always surprises when uncovering what lurks behind old walls, particularly those from the 17th-century. We found curved walls and space we didn’t know existed. We found centuries-old beams and plumbing no longer used.
Interior Architect, Martine di Matteo and I met to discuss the furnishings details and make important decisions. With a clean slate before us we further confirmed our plans to decorate the lower bedroom in a masculine style, while the upper bedroom will be a bit more of a feminine “boudoir.” The lower bedroom will have parquet flooring while the upper bedroom will have plush carpeting (to also help reduce noise between the two rooms).
The bathrooms in both, “en suite,” will be absolutely luxurious — the lower bathroom with a large tile shower, the upper with both a spacious shower and free standing claw-foot bathtub. Both will have plenty of closet space, air-conditioning, elegant furnishings and beds that make into twins or one queen/king.
A powder room will be added to the lower level so guests need not go through a bedroom and will be adjacent to the château-like French fantasy kitchen — large and completely equipped and functional for even the most elaborate gourmet cooking. A zinc bar will separate the kitchen from the dining area and will act as a great place to chat with the cook.
Under the balcony which leads to the upper bedroom, a buffet-server will be built in for easy access from the kitchen to the dining table filled with serving pieces, bottles of wine, glassware, etc.
At a specialty tile shop in Le Marais, Martine and I chose tile flooring for the living room/dining room and bathrooms — all made of beautiful stone, slate and baked ceramics in the pale creamy color of natural stone and the gray of natural slate…to be as authentic to the 17th-century period as possible, as will be the entire luxury apartment.

Fantasy French Kitchens

Like many of you my first experience with a French kitchen came from watching Julia Child. Her TV kitchen was fascinating. I loved all the stuff! Pots hanging on the wall, knives everywhere, pottery, platters, dishes – it certainly didn’t kook like my mother’s kitchen!
Her first kitchen as a newlywed in Paris was very primitive. If you haven’t read this book, please do read it sooner than later. Julia Child’s home kitchen is now under glass ensconced at The Smithsonian Museum. I studied her kitchen and knew I had to have hanging pots, copper if possible, or at least a peg board.
I traveled to France too, and would devour with my eyes the real kitchens I saw there. It didn’t have to be a country kitchen. Even the small kitchens in Paris apartments held so much charm and inspiration. Beamed ceilings and rustic plaster walls were other things to emulate. Stone and brick floors also fascinated me. Not to mention vaulted ceilings with brick work or stone.
I visited the chateaux, and their kitchens. Now there are so many great images to inspire. While in the kitchens of France I saw metal furniture, rattan chairs, pine furniture, armoires and dressers, clocks, tall pot racks, bakers racks, etc. I saw kitchen tables and rough butcher blocks, but I didn’t see islands or chandeliers back then. Now of course design is global, so even the French have these things.
The one predominant theme in all versions of French inspired (or Belgian or Italian or Spanish or Portuguese) kitchens is a touch of romance. We want to feel sensual and romantic in our kitchens.
Even though many of the images might be show house kitchens, or maybe kitchens that don’t see much cooking, they still manage to convey the feeling of a great meal prepared and shared with loved ones is about to happen. Chandeliers in a kitchen are now expected, as are large oversize lanterns. The vaulted brick ceiling is even reproduced in a modern interpretation.
Accessories and accents are fun to add. White is a popular color way in many French fantasy kitchens. And always some kind of stone counter top seems to rule the day. Homey touches like sink skir

pay homage to the rustic kitchens of the past.

A Castle to Call Home

Clouds do have silver linings. Thanks to the worsening economic crisis engulfing the world, even mere mortals can afford an authentic French château, as falling prices hit the historic real estate markets.
Although the French property market appears to be one of the most stable around these days, a slight slowing down does seem to be happening in almost all sectors of the market. And while there are still a large number of properties on offer, most of them are now being sold at more realistic prices, as over-ambitious vendors are forced to lower their sights and settle for a more “correct” asking price.
There is no exception to that rule at the moment, not even for sales of châteaux, which account for a very small but extremely lucrative and much cherished part of the market. In general châteaux have always been the domain of a very select, specialized buyer seeking a property steeped in history, with a blue-blooded pedigree and preferably some awe-inspiring architecture. But as prices fall a bit the market has suddenly opened up, and genuine châteaux can be snapped up at prices that are not totally out of the question for anyone lesser than prince, oligarch, professional athlete or rock star.
“It’s becoming increasingly common to find bargains in this sector,” says Denise Masters of Dordogne Property Consultants. Guillaume Chassaigne, of Agence Mercure in the Loire Valley, agrees: “Even though French châteaux are a niche market, this is still a good time to invest, as they are being sold for good prices. There are fewer buyers so ultimately there is more choice and considerable offers to be made…”

YSL Steals the Auction House Runway

It was the auction of the century.
A friend waited in line 2.5 hours to see the display of personal art and furnishings at the Grand Palais owned by fashion designer Yves Saint Laurent and his partner, Pierre Bergé. I wouldn’t have had the patience, but her tale of getting to know the others waiting in the line with her is enough to make you think that even that would have been fun.
Once inside, the enormous space was so packed with visitors that getting to see the works was in itself difficult. Minutes after her departure, the auction began. Results have broken all records, reaching close to $500 million, but making even more news is the controversy over the two bronze sculptures, a rat’s head and a rabbit’s head, made for the Zodiac Fountain of the Emperor Qianlong’s Summer Palace in China, each sold for $20.3 million to anonymous telephone bidders.
The two statues were looted in the 19th century, when the invaders burned down the royal garden of Yuanmingyuan in Beijing and the China State Administration of Cultural Heritage is up in arms over the Paris auction — claiming that the auction “flew in the face of the spirit of the relevant international treaties and an international consensus on returning relics to their country of origin.”

The Dollar remained well supported last week as renewed weakness on global equity markets boosted safe-haven demand for the US currency. Meanwhile, President Obama pledged up to $275 billion on Wednesday to help stem a wave of US home foreclosures, part of a broad effort using massive sums of government money to lift the country out of recession, lending the greenback modest support. However, the Dollar pared gains on Friday with market abuzz with rumours that a US bank rescue plan might lead to the nationalisation of two American banks, sending banking stocks and the greenback sharply lower. In a busy data calendar, this week’s attention now shifts to the continued deterioration in the US housing market, while on Friday we can expect Q4 GDP to be revised sharply lower, led by inventories and net exports.
