When I was in Nice last week, my favorite real estate agent showed me a property for which she just got the listing -- a most unusual duplex with a total of 55 square meters (official habitable space, "Loi Carrez") on the second floor of a bourgeois building with an elevator at a most amazing address: 1 avenue de Suède.
This corner is just behind the Hôtel Méridien, next to the rental car companies, the Police Headquarters, at the edge of the Jardin de l'Arménie and Parc Albert 1er where a myriad of buses stop (taking you to all parts of the Riviera), steps from the sea and beaches, all in the area of Nice called the "Carré d'Or."
It just doesn't get any more convenient for visiting or living in Nice and the views from the balcony are exceptional.
The apartment has four-meter-plus high ceilings, two enormous windows, is west facing. The asking price is: 395,000€ for the apartment + 48,000€ for the parking spot and cellar. Maintenance charges are a mere 190€ per quarter!
