Paris Prices Up Again for Third Quarter 2011 It does not want to stop – the rise in the price of property in Paris. The Chambre de Notaires de Paris reported at the end of November that prices are up in the Capital 2.7% for the quarter (8,360€/m2) and 19.1% for the year. Earlier the evolution of prices went over the 20% bar, so this is an indication that prices for the rest of the year will level out...but according to the Chamber which reminds us that the current pre-sale agreements, signed two to three months in advance of the sales, indicate a strong fourth quarter.
The volume of sales was down on resale apartments by 9%, but new-builds were up by 38%. City officials should be happy with this figure – as there is an never-ending battle to find more housing within the city limits.
For the third quarter, the 6th arrondissement continues to reign as most expensive with an average per meter price of 12,650€, twice as expensive as the 19th with 6,350€/m2. Seven central districts remain over the 10,000€/m2 bar, and of those, two that surpass 12,000€/m2: 6th, 7th. All districts remain strong with six showing increases of 19% or more, but for the quarter, the increase is price is one-half of what it was during the same period the previous year. Those who do not favor foreign influence would have you think that non-residents of France are to blame for the strong market and large increases in price. “Au contraire!” according to the Chambre de Notaires. Foreign buyers accounted for only 6.8% of the purchases in 2011, a small decrease from 7.1% in 2000. And while you might think North Americans constitute a large part of that, think again. Italians make up 23.4%, the British and Irish another 6%. North Americans don’t even show up on their radar! In Paris the districts with the largest number of foreign buyers are the 1st (15.5%), 3rd (13.1%), 4th (12.8%) and the 5th (11.6%).
