Looking Like a Million in Le Marais

Volume V, Issue 22

Nicolas Sarkozy is the man of the hour as we watch him reform tax laws and change the economic tide of France by creating a nation of homeowners. Read all about it today’s issue along with the analysis of several key publications.

Paris property prices are up again, as reported by the Chambre de Notaires, so don’t fail to discover the latest trends and download the statistics dating back 16 years (fascinating!).
We’ve had so many clients buying in Le Marais in the last few weeks, and in particular, the 4th arrondissement, that we decided to showcase properties under one million euros in the district in Hot Properties. The threshold for many buyers seems to be that one million mark — but spacious apartments with two bedrooms are not too difficult to find, as long as you don’t mind renovation!
Paris Home Shares has asked us to locate another property for them because the first one has already proven to be quite popular for those interested in Fractional Ownership…it’s in the 4th, of course! Learn more by clicking here: https://adrianleeds.com/wp-content/uploads/newsletters/frenchproperty/consultation/sales/fractional/jardinstpaul.html
Next week, President of Caye International Bank, Peter Zipper, will be on hand for a special FREE presentation Thursday night about “How to Successfully Master Offshore Banking.” If you haven’t already registered, please do. Scroll down for more information and how to sign up.
Summer is an interesting month to be apartment hunting…scroll down to learn more and don’t forget that this is a bargain time of year to stay in vacation rental apartments. Visit Parler Paris Apartments at https://adrianleeds.com/wp-content/uploads/newsletters/parlerparis/apartments for more information.
And if you’re in Paris now, mark your calendar for Tuesday, June 12th for Parler Paris Après Midi! Visit https://adrianleeds.com/wp-content/uploads/newsletters/parlerparis/apresmidi.html for all the details. See you there!

More News on Paris Property Prices
As of February 2007
Data Provided by the Paris Chambre de Notaires June 6, 2007
http://www.paris.notaires.fr

According to the Chambres de Notaire de Paris, property on the Ile de France continues to show strong appreciation with 9.1% over one year from the end of February 2007 and in Paris, 10% for resale apartments. Over the course of three months (December 2006, January and February 2007), price increases have decelerated, with 15.8% at the end of February 2006 de
creasing to 8.8% at the end of Februar
y 2007.

To fully see the evolution of Paris prices for the last 16 years, by quarter and by district, click here to download the pdf file at:
https://adrianleeds.com/wp-content/uploads/newsletters/frenchproperty/insider/members/content/16yearsavgparisprices.pdf?

To read the chart: the left column numbers indicate the quarter, beginning with second quarter of 1991, therefore T291, T391, T491 indicates “T” = “Trimester” (quarter), “1,” “2,” or “3,” or “4” = 1st, 2nd, 3rd or 4th and “91” = year of 19–, etc.
Note that the market prices hit a low period during the 4th quarter 1997, recuperting to 1991 levels at about the year 2000. Since then, property has doubled in value and continues to increase as per the above reported figures.

‘Tis the Season for Apartment Hunting?
By Adrian Leeds

The Summer vacation months are getting nearer and that normally means there are fewer properties on the market, fewer owners and fewer agents to show them. However, some believe this is the BEST time of year to find properties…because those that are on the market are priced to sell! We have seen this prove to be true, so don’t discount the Summer months as not a great time to come to Paris for a property search. Take advantage of low apartment rental prices (see the special offers on https://adrianleeds.com/wp-content/uploads/newsletters/parlerparis/apartments), all the Summer activities (Paris Plage, etc.) and the lowest property prices of the year.

The Name Sarkozy is On Everyone’s Lips, Especially Property Investors’
By Adrian Leeds

I hear his name being spoken not only in every day conversation with friends and colleagues, but on the streets and on public transportation when overhearing others’ conversations. Nicolas Sarkozy, France’s newly elected President, is stirring the pot of change that is brightening the spirits of the right and worrying the opposition on the left.
His pledge to turn France into a nation of homeowners is coming true before our very eyes as he reforms laws that will encourage home ownership. The main planned tax relief on mortgage interest applied to all existing loans on principal residences is one of his bold ideas that has encouraged the media to compare him with Margaret Thatcher.
When “Maggie” privatized the “council” flats in England, renters were suddenly able to buy their apartments at very low prices. Ownership vs tenancy changed the sentiment of the habitant and before long, the crime rate in those areas was reduced, owners made improvements to the properties and values skyrocketed. it pushed the demand for purchasing properties and England became a land of homeowners, 3% ahead of Americans and 8% ahead of the French (statistics from the year 2000, Eurostats).
Opposing socialists are concerned property prices will increase making it more difficult to purchase for those with more modest means while the right sees the growth as an economic boost badly needed and a benefit to all.
We’re providing a few articles which may be of interest to you regarding these new reforms, but from my perspective, as a homeowner and property investor, this means France is an even better investment than before!

Sarkozy Says Mortgage Tax Relief Will Apply to ‘All Existing Loans’
From Forbes.com
http://www.forbes.com

French President Nicolas Sarkozy said planned tax relief for interest paid on mortgages will apply to ‘all existing loans.’
“The interest will be tax-deductible as of the date when the law is voted, and this deduction, as I promised, will apply to all existing loans,” he said at a rally organized by his conservative UMP party in Le Havre, northern France…

Sarkozy Pins Dream on Bricks and Mortar
By Angelique Chrisafis
The Guardian
http://www.guardian.co.uk

While the British have rushed to buy crumbling cottages in the Dordogne and Americans have snapped up Parisian apartments, the French, often life-long tenants, have watched the “Anglo-Saxon” property craze with a mixture of bemusement and worry.
But the French president, Nicolas Sarkozy, yesterday stepped up his plans for a Thatcherite homeowners’ revolution, as Socialists warned that his incentives for French buyers could send house prices soaring…

Sarkozy Shifts his Focus to Foreign Policy
By Katrin Bennhold
International Herald Tribune, Europe
http://www.iht.com

With his parliamentary majority in elections this month all but assured, President Nicolas Sarkozy has swiftly turned his attention to foreign policy, preparing his debut at the Group of 8 meeting next week and European Union summit talks two weeks later.
On Thursday, he flew to Madrid to meet with Prime Minister j2999é Luis Rodríguez Zapatero, the latest stop in a high-energy mission to sell his vision of a simplified European constitution to skeptical neighbors…

Settling Down in Paris
Angela and Ben met in 2003 when they lived in Los Angeles working for the same clothing company. Now, the two are engaged to be married. When Ben started receiving frequent overseas work, the company believed he’d be more valuable in Paris, so they happily relocated. They immediately moved into a cozy rental in the 17th district near the Arc de Triomphe and started to explore the different neighborhoods of Paris. The pair is now ready to take the big leap and purchase an apartment to stay for good. Real estate agent Adrian Leeds is enlisted to help.

Insider Paris Guides Have a New Home

Insider Paris Guides started almost 10 years ago with the idea of creating an online electronic regularly updated listing of my favorite good-value restaurants. I wrote it one summer, listed 50 Paris restaurants and we called it the Leeds Good Value Guide to Paris Restaurants. It sold from the moment it hit cyberspace and over the years, guides were added to the roster. Today there are four guides:

Good Value Restaurants

You don’t need to be rich to dine well in Paris – you just need to know where to go. Enjoy fabulous three-course meals with wine for just $20 to $30, including tax and tip. Explore more than 200 hand-picked great-value restaurants.

Living in France

France may seem familiar, but nearly everything … from paying taxes to having a baby … is done quite differently. Get the practical answers to nearly 300 questions about making a life in France.

Expat Writers

Are you, like so many great writers past and present, drawn to and intoxicated by the City of Light? Discover the ins-and-outs of literary Paris whether you are a novelist, journalist, poet or just a dreamer.

Black Culture

This is the first guide of its kind, devoted to understanding and exploring the rich Black culture and vibrant Black community in Paris. Make the most of Paris’s multicultural sites, sounds and tastes.

Bastille Media took over the publishing responsibilities of the Insider Paris Guides this month and yes(!), we will continue to offer a discount to FPI subscribers.

The discount will be 10% off any guide and up to 25% off the entire
purchase (if two or more guides are purchased at the same time). But
the way you as a subscriber to FPI will take advantage of the discount has changed a bit. Here’s how it works:

1. Click on special Web link we give you just for FPI subscribers.

2. Then order one or more guide(s) and use the promotion code “ED762.” This promotion code gives you 10% off your total
