What’s Hot and What’s Not… An Insider’s View on Where to Buy Property in Paris

It seems that everyone who lives in Paris says they LOVE WHERE THEY LIVE, regardless of where that seems to be. I suppose that’s simply because Paris is such a great place to be, that no matter what corner you’ve chose to call your own, it becomes just that…your own “petit coin” with its own personality and charm.

Of course, that doesn’t mean that they hadn’t chosen wisely to begin with. Me — I just got lucky. When I rented the apartment ten years ago on rue de Saintonge, I hadn’t a clue then that the neighborhood, which at the time was a bit scruffy and time-worn, would become one of the city’s chicest hot spots and that property values would climb so rapidly! Friends have heard me say before, “I’d rather be lucky than smart,” but depending on only your luck is just plain stupid. If you’ve ever played the game “Monopoly,” then you know there is the luck of the die, but how you buy, sell and rent the property you land on determines whether you win or lose.

Buying property in Paris is just like Monopoly. When you’re considering a property purchase, whether its for a primary residence, a secondary residence or an investment, understanding what makes that property the right investment for you depends on many different factors…and here’s where the “smart” comes into the picture. Understanding the city, the property market and the way it may evolve is key to success.

What’s important to learn is
what’s hot and what’s not…

and I’m here to tell you.

This is a city with 20 different districts (“arrondissements“), each with a different mail and city council, each operating as its own municipality. With that comes different personalities — each district can be as different U.S. cities are within one state.

Take the 3rd district, for example. District 3 Mayor Pierre Aidenbaum is a 65 year-old Jewish man who was elected in 1995 having held this position with a large majority of the vote all these years. He is an ardent defender of civil liberties, was president of the “Ligue Internationale Contre le Racisme et l’Antisémitisme” (The International League Against Racism and Antisemitism), a member of the “Commission Nationale des Droits de l’Homme” (National Commission for Human Rights) and a member of the French Socialist Party.

This information tells me a lot about the people who live and work in this district and what the future might hold in store for its residents. You can visit the Web site of every district in Paris to obtain information like this, just be typing in the Web address:

http://www.mairie1.paris.fr/, http://www.mairie2.paris.fr/, http://www.mairie3.paris.fr/ and so on up to http://www.mairie20.paris.fr/.

There are other helpful bits of information. The Chambre de Notaires reports quarterly on the market trends and property prices for all of the Ile de France, broken down not only by arrondissements, but by neighborhoods within each district. We publish this information in French Property Insider immediately following the release and more importantly, analyze it and make predictions. This information is clearly a vital tool in understanding what’s hot and what’s not.

But there’s another factor that no Web site will tell you. That’s simply knowing the city better than the back of your hand. Living here, working here, walking the streets, getting to know the residents, the restaurants, the boutiques, the “landscape” if you will…is what changes the impersonal research to a very personal understanding of not only what’s hot and what’s not, but whose personality fits best with the personality of the district.
