Long-term rental apartments in Paris are harder to find and more difficult to secure than is a property to purchase in Paris. By “long-term,” I refer to leases of one year or more—furnished rentals in particular. When you rent an unfurnished apartment, the lease must be a minimum of three years.

The reason they are so difficult to find and secure is that first off, Paris suffers from a serious housing shortage, so there simply aren’t many properties like this on the market. There are many reasons for that, but we will leave that discussion for another time to debate.

To secure a long-term rental apartment is difficult because the laws favor the tenants and make squatting too easy for dead-beat tenants. Therefore the landlords can’t afford to risk this, so they want some sort of guarantee their rents will be paid. They favor French workers who have CDI contracts (contracts between an employer and an employee that has no fixed term) above all others. Our foreign (mostly North American) tenants, retired or not working in France, are at the bottom of the list of desirable tenants…even though we know they make the best tenants any landlord could ever wish for.

We are contracted to find and secure long-term apartments in Paris (and in Nice, too) on a very regular basis for this reason. Having an advocate, such as ourselves, who is working on behalf of a foreign tenant, makes a huge difference—it provides a level of clout for the landlord and the agencies which represent the apartments, that we’ve been hired to do the leg work, vet the properties (with or without the tenant) and assist in the administrative, contractual aspect of the transaction. In essence, we act as a liaison from beginning to end.

In addition to making this service available to our clients, we represent a few very beautiful and desirable long-term rental properties, that prior to the advent of strict rental regulations in Paris, were at one time short-term vacation rentals, now out of favor by the city housing officials. To understand the regulations in simple terms, which apply only to Paris at this point in time, here’s how it works:

* Primary residences can be legally rented short-term up to 120 days a year

* Secondary residences can be legally rented long-term, either with one-year leases or what’s known as a “mobility lease.”

* A mobility lease is a kind of short-team lease agreement for a furnished property of one to ten months designed for tenants in Paris strictly for education or business. One catch is that the landlord cannot demand any security deposit from the tenant.

As I said, I won’t get into the debate of the idiocy of the regulations, as I do not share the city’s view on how to reduce their housing shortage using these regulations, but it’s a fact of life we must live with as long as Madame La Maire Anne Hidalgo is in office…now for another six years (yes, a French mayor holds office for six years). And it’s the reason that the short-term rental apartments we once represented have become long-term rentals or available for a mobility lease.

As the agency representing them, we differ greatly from the other French agencies because our owners are North American and trust North American tenants as they should. We don’t have such stringent requirements to secure the rents because “entre nous” there is a high level of trust. In addition to that, the properties we represent are of the highest quality, too, well maintained by our staff.

These three apartments we present to you today were all designed and renovated within the last few years by our illustrious interior architect, Martine di Mattéo. All three were found and purchased with our assistance by our North American clients. The owners are people just like you who came to us to find them the perfect “pied-à-terre” in the City of Light that they could enjoy themselves and rent the rest of the year. When you rent one of these properties, you can sleep well knowing it’s the best you can find, in terms of location, design and amenities. All of the apartments are move-in ready, and fully equipped with the latest appliances including a washer/dryer.

Once featured in a House Hunters International episode, Le Balcon Royal, in the Marais, is a newly renovated luxury apartment designed by the talented interior architect Martine de Mattéo. This apartment is located in the historic district of the Marais in a classic Hausmannian-style building dating from the 1890s. This arrondissement is one of the most desirable neighborhoods in Paris and is the location for haute Paris fashion boutiques, restaurants and cafés.

The spacious two-bedroom apartment is located on the fifth floor of an elegant elevator building with a full balcony that stretches the length of the living room, dining room and both bedrooms. The foyer overlooks a quiet interior courtyard, providing a gentle cross breeze throughout the airy and sunny apartment. The apartment’s décor is inspired by a blend of contemporary and classic French design, pairing beautiful handcrafted details and antique chandeliers with modern bathrooms and a brand new chef’s kitchen.

Off to the right of the foyer as you enter the apartment is the bright, modern Chef’s kitchen. To inspire your culinary imagination, the kitchen comes with a five-burner stovetop, double-width oven, full-sized refrigerator, freezer, dishwasher, Nespresso coffee maker, dishes, pots and pans, cutlery and glassware. The kitchen is open-plan and inviting with an island and bar stools in the center for informal social gatherings or an intimate Parisian breakfast.

Hidden within a sleek floor-to-ceiling cabinet is the laundry closet with state-of-the-art separate full-sized stacked washer and dryer. Next is the main bathroom with shower, toilet, sink and heated drying rack. The floors are heated to surprise and delight you. You will find high-end towels, hair dryer and a custom ordered German make-up mirror for your personal needs.

On the left side of the foyer are the master and guest bedrooms, both large and spacious. The master bedroom has a queen-sized bed with a hotel quality mattress. The room also features two large, elegantly stenciled armoires for abundant storage, a comfortable sitting chair, a vintage dresser with an antique mirror, and two night tables with matching lamps.

The guest bedroom has a full queen bed that can be separated into two single beds, with hotel quality mattresses. You will find a sitting area and large wardrobe faced with floor-to-ceiling mirrors. This bedroom features a full en-suite bathroom with a contemporary rain shower, toilet, large sink and luxuriously heated tile floors. Peaceful nights are assured with opulent custom draperies installed in both bedrooms to close you off from the world.

The focal point of the apartment is its “double séjour”—an extra large living room and dining room combination. Double glass-paned French doors open up into the magnificent dining room with comfortable seating for six to eight people, a modern custom chandelier from Spain, an original fireplace and marble mantel, and a glass-shelved bookcase.

Beyond the dining room is a large living room with a second marble fireplace and a comfortable L-shaped sofa with plenty of seating for a party or a relaxing family night. Here you will find the in-house library, a television and classic board games.

Most people agree that the most unique feature of this apartment are the floor to ceiling windows that open to your personal balcony overlooking the Paris rooftops. A classic wrought-iron café table and chairs invite you to enjoy a private cup of coffee or a glass of wine and watch the Paris street scene below.

With Rue de Bretagne just at the corner, the apartment embraces the heart of Le Marais, the oldest neighborhood in Paris. You will find numerous shops for fresh produce, and best of all, it’s a stone’s throw from the oldest covered market in Paris, Les Enfants Rouges, which dates back to 1615! There are numerous cafés, hip cocktail lounges and many excellent and charming restaurants. Among this formidable list are the numerous ateliers and stunning boutiques for which Le Marais is known.

In the last few years, designer boutiques and art galleries have found their home in Le Marais. The district becomes more and more important to Paris’ finest artisans. The central location couldn’t be more wonderful for taking in the heart of Paris just outside the door. Rue Maitre Albert is a tiny, quiet street tucked away amidst the bustle of everyone’s favorite areas: The Seine and “bouquinistes” are visible the moment you walk out the door. A few steps more, Notre Dame and Île St. Louis come into view. Wonderful restaurants and cafés on either side of the Seine are all within walking distance. You will particularly love the two famous street markets of Maubert Mutualité and Place Monge, both just a few blocks away.
