A whole town in Provence is being advertised for sale! You could be the lucky owner…it’s less than the price of a large studio apartment in Paris.

This sparked us to devote today’s issue to this corner of the country, made famous by Briton Peter Mayle and adored by North Americans. I know lots of folks who have both first and/or second homes there, quite happily soaking up the sunshine, enjoying the fine produce, cheeses and wines and taking in the aromatic fresh air. On a more serious note, there is important information about both homeowners and health insurance. Homeowners insurance is mandatory in order to purchase a property and health insurance is not only very available, but very inexpensive. We have a great resource for you to make your choice easy.

A Year in Provence…

Peter Mayle put Provence on the proverbial Anglophone map drawing thousands of lavender-eyed British and Americans to this sun-drenched corner of the French world. Provence is still a hot destination for tourists as well as second-home seekers, in spite of the rising costs of real estate and overabundance of tour buses.
My own vacations in Provence have been among the most memorable and enjoyable. The colors of the landscape are vibrant and full of warmth and light. It was with these strongly held images that I chose to recreate a little corner in the Marais in Provençal style — the studio apartment I purchased, renovated and now rent named, aptly, “Le Provençal.”
In a violet-colored glass vase, I put several bunches of dried lavender sold at Occitane to adorn the mosaic café table. The aroma gently scents the air. Once I asked a renter to water the flowers (in the window boxes) and he unthinkingly watered the lavender, too! They are now going through a second drying, thanks to their water-logged stems.
This past week I casually dined with chef Susan Herrmann Loomis after a long day of her cooking course being taught from the Saint-Germain-des-Prés cuisine/atelier/apartment of chef and author Patricia Wells. The apartment is appointed from floor to ceiling in Provençal style — but not a reproduction like my own, but the real McCoy. Wells had imported antique furnishings, doors, sinks, housewares and building materials of all sorts to bring Provence to Paris in style. You would hardly have known that just a few steps away was Place Furstenberg instead of fields of lavender.
Less than a week ago, I
met with an interior designer whose sense of decor matches perfectly with provincial style — a decorative style that North Americans imagine Paris and France to engender. While the French are scarfing up anything contemporary, we who have only known “new” tend to seek a more matured classic flavor. I certainly find this is true of vacation renters who want a Parisian home away from home, leaving their newly-built houses behind for something centuries old.

The Lavender Roads

Almost as soon as you enter Provence, you come across these marvelous fields of lavender. Just breathe and follow your sense of smell! The perfume from these fields stretching before your enchanted eyes very quickly becomes heady.
The most beautiful lavender roads are divided among three specific territories of Provence: the Drôme provençale between Dieulefit and Valréas, a very accessible area by car since it is close to the “Highway of the Sun” (A6), the region of Die which makes up the pre-Alps east of Gap, and the region of the breathtaking Gorge of the Verdon, near Dignes-les-Bains. These roads will take you straight to the discovery of wonderful sites where you’ll enjoy driving with all your windows rolled down during the month of July, right before the cutting of flowers. Every area has its own characteristics, its traditions and its lavender festivals all summer long. Each one offers the same enchanting spectacle of magnificent rolling fields, covered with an ample mauve coat, that fill the villages and countryside with the smell of lavender.

Insuring Your Home and Health

A second home does not mean it requires only second-rate insurance. Say for example, you bought a property in France. Whether this one would just serve as your holiday house, a winter getaway, or romantic spot, you still need the right French property insurance coverage.
So we’re down to the basics. Any house is considered an investment. You can have your home in France let to local tenants or even tourists. That way you can get a return of the money you have invested on that piece of property. Now, here comes another problem. Damages to the house or its contents can cost you money. The solution? French property insurance.
Before you can buy a home in France, your French agent will ask for proof that you have French property insurance. Before handing out the contract for your French home and closing the sale, the agent needs your French property insurance as an underwriting requirement.
When you purchase your French property insurance, make sure that you read and understand the small print. This is where you can see the scope and restrictions of your French property insurance coverage. If you don’t speak French, then you have a problem. But don’t despair just yet. You can still get French property insurance even though you don’t know your French ABCs.
What is the insurance coverage in French property insurance?
Most French property insurance includes coverage for buildings. French property insurance covers the actual structure of a French home in case of damage due to fire or storms. French property insurance pays for the cost of repairs or rebuilding. Debris removal and professional fees following loss or damage are also covered by your French property insurance. Perils such as earthquake, fire, storm, flood, and burst pipes are all included. In addition, some French property insurance companies include coverage for fixtures and fittings within the buildings like kitchens and baths.
Aside from buildings, French property insurance also pays for the replacement of lost items or belongings caused by the same perils that damaged the house. The contents that are covered by your French property insurance include furniture, furnishings, televisions, personal belongings, etc.
You can also customize your French property insurance policy to cover damages due to accidents caused by guests if you plan on using your French home for holiday letting. If this is the case, you might also want to add a loss of rental income clause in your policy. Some unforeseen incidents might prevent you from letting your house and loss of income resulting from this may be compensated. Moreover, make sure that you include a natural catastrophe clause in your French property insurance to cover losses caused by floods.
What are the policy conditions of your French Property Insurance? < /font>
Most French property insurance policies stipulate certain conditions in the
small print. This is why it is always important to read the small print before signing your French property insurance contract – or any contract for that matter. To make sure that the coverage is right for you, always read and understand the fine print. In this way, you won’t experience any complications if you should need to file a claim.

Insuring Your Health

The number of people who enjoy private healthcare insurance in France is 84% of the population. Healthcare costs are approximately 9.9% of GDP. Most schemes only cover risks not covered by the main social scheme, and they usually cover that part of medical expenses that are not refunded under the state scheme. Many plans also offer cash allowance benefits in case of temporary or permanent disability.
Private healthcare is available through two types of hospitals: private hospitals, called “cliniques,” which are managed like a company, and public hospitals – “hôpitals publiques.” Approximately 99.6% of the population benefits from social coverage with 84% of people effecting private supplementary healthcare coverage.
Expats working in France on a salaried basis will be required to be part of the social security arrangement. So the employer will have the choice of either providing health insurance which is supplemental to the expatriates state entitlement under French law or, alternatively, paying for a separate and totally private arrangement. However, this cost will be in addition to cost paid to the social security scheme.

One of the requirements to become a resident of France is health insurance. You cannot get a long-term visa (Carte de Sejour) without it. This really is not a problem as there are more than enough companies selling health insurance for France and the international market. My suggestion is to shop around for the best price and remember that in France health costs are lower than in the states so you might not need as much insurance as you think you do. To give you an example in France seeing a doctor will cost 20 euros and prescription drugs are much less than in the states. Also, if you decide to work in France either for yourself or for company, after you have worked 70 hours you will have health insurance and be covered by the French national health system. Lastly, purchase your health insurance ahead of applying for your visa, in this way you will have you proof of your health insurance and not have any paperwork problems.

“An authentic Brasserie with a soul, a style and a history.”
