If you’ve dreamed of the Mediterranean but can’t choose between the Riviera’s glamour and Provence’s authenticity, let us introduce the breathtaking coast from Cassis to Bormes-les-Mimosas. We call it France’s Secret Riviera—where sea, sun, and serenity coexist, and savvy property buyers can still find opportunity.

I spent this past weekend in Cassis, with a stop in Sanary-sur-Mer along the way and a stop in Bormes-les-Mimosas on the way back to Nice. (Read all about it in Monday’s Nouvellettre®)

As is my nature, I was more intrigued by the beautiful homes and villas than by the scenery, although they are truly inseparable. The discovery led us to explore the region from an investment and lifestyle perspective. I found that this region blends Côte d’Azur sophistication with Provençal charm. Limestone cliffs meet turquoise coves, vineyards climb sunny slopes, and relaxed coastal villages linger. Here, experience Mediterranean France without the crowds, pretension, or extreme prices.

CASSIS: PRESTIGE BY THE CALANQUES

Cassis, in Bouches-du-Rhône, appeals to artists and elites. With pastel façades and fishing boats, the village is postcard-perfect. Despite its size, Cassis’ real estate is known as high-end in the Mediterranean market.

Prices have surged as buyers compete for a limited number of homes. Expect around €10,000 per square meter for sea-view apartments or villas above the Calanques—often renovated with high-end features. Despite exclusivity, Cassis feels grounded; locals greet each other, and families return year after year.

For investors, Cassis represents a classic buy-and-hold long play. The supply is finite—geography simply won’t allow much more construction—and demand remains consistently strong, both for primary and secondary homes. It’s not a market for bargain hunters, but for those who value stability, prestige, and lifestyle, Cassis is gold-plated. Rental yields are modest but reliable, especially in the high season, and resale potential remains excellent.

THE ROAD SOUTH: FROM BANDOL TO THE HIDDEN VAR

Drive east from Cassis on the Corniche—one of France’s most scenic routes. Each turn reveals La Ciotat’s shipyards, Bandol’s grape hills, and Sanary’s coves. In the Var, peace increases, crowds thin, and property becomes more affordable. Between Le Lavandou and Bormes-les-Mimosas, prices start near 320,000€ and reach 7,000€–9,000€ per square meter.

While some high-end villas now reach 10,000€ per square meter, the market also offers opportunities for mid-range purchases and renovations. So which should you choose—Cassis or Bormes? The answer, of course, depends on your priorities. Cassis is the couture choice: rare, elegant, limited, and forever desirable. It’s for those who want a pied-à-terre that will always impress, where every dinner party comes with a view of the sea and every morning begins with a stroll to the market for olives and rosé. You’ll pay for the privilege, but you’ll own a piece of one of France’s most coveted villages.

Bormes-les-Mimosas offers buyers looking for future growth the chance to invest in a rising market. As demand shifts from the crowded Riviera to peaceful Var villages, buyers in Bormes can secure properties in a region poised for lifestyle-driven appreciation. The area is suited for those willing to invest now, enjoy serene surroundings, and anticipate profit and pleasure from reselling after five to 10 years.

THE INVESTOR’S VIEW

Both areas share key buyer advantages—lasting beauty, limited development, and steady demand—that support strong property values. Buyers should focus on newer or recently renovated homes that meet energy-efficiency requirements, and budget for local maintenance requirements, especially in the Var. Despite minor upkeep costs, properties here deliver resilience and high-quality lifestyle returns.

For American and Canadian buyers, this region aligns property dreams with financial sense. Buyers can expect their investment here to provide not only lifestyle enrichment but also solid, enduring value. The area supports both beautiful living and wise spending, which is our top goal for clients.

If we were advising buyers now, Bormes-les-Mimosas would be our pick for its evolving market and future promise—not just because of current prices, but because it presents the sort of growth Cassis enjoyed in the past. However, Cassis remains highly attractive to those who prioritize enduring allure and stability. Both markets reward buyers with clear lifestyle and investment upsides.

Ultimately, buyers don’t have to choose just one approach. Live in one, dream of the other, and let your property decisions be guided by both lifestyle and smart investment considerations as you enjoy all the Mediterranean has to offer.

Buyer Beware: Life in the area could not exist without a car. And traveling easily and freely from these tucked-away towns would be more of a challenge than life in the “big city” (Marseille or Nice). Our return to Nice by car took more than four hours, compared to the two hours predicted by the GPS “thanks” to an accident on the A8 Autoroute.

If your flights are to/from Marseille, the trek is almost as long (1h45min), so it’s tough to depend on getting to your flight on time if driving. Living in such rural areas of France is not what we normally recommend for our retirement-age clients, especially those living alone. But, do visit it and dream!
