For Sale: La Fleur d’Uzès—”Le Muguet”

Do you dream of living in a beautiful stone village house in “La France Profonde?” And what if it was in a gorgeous historic village just a few kilometers from the charming village of Uzès, the monumental Pont du Gard, the Romanesque city of Nîmes, the medieval city of Avignon, and Van Gogh’s town of Arles? And better yet, what if it was hassle-free—all you had to do was arrive, unpack your bags and settle into a charmed life in one of France’s most desirable regions?

I’m about to make that dream come true because we are fortunate enough to have one four-week share available for sale in the Fleur d’Uzès—”Le Muguet” (Lily of the Valley), a Fractional Ownership property in the village of Vers-Pont-du-Gard, that is just that–less than three kilometers from the Roman aqueduct that spans the Gardon River built in the first half of the first century. This two-bedroom/two-bathroom village house, once part of a monastery, was fully renovated and now is home for 13 different owners, each with four weeks of usage a year. One of those shares could be yours!

The village of Vers-Pont-du-Gard is just what you imagine to be a typical Occitanie village (very near the border of Provence) with all the amenities—restaurants, bars, shops, local gatherings, and even a “boules” court for your leisurely enjoyment. Medieval, it was built from the orange-ochre limestone that has been quarried in the area since Roman times. The village has three ancient covered “lavoirs” (public wash basins), a medieval tower with a lovely old campanile, and a very active village life.

Located in the Gard region of southern France, it’s about 20 to 30 minutes drive west of Avignon and the Rhone river and about 10 minutes east of the medieval town of Uzès, home of the first titled Duke of France whose descendant still lives in the Ducal Manor there. Vers has a bakery, a tabac and small grocery store all within minutes walk from the house. There is a pharmacy at the entry to the village as well. Practically next door to the house is La Grange—a wine and beer bar with live music on the weekends and around the corner is Les Voutes, a bar/bistro. From the center of the village, you can easily hike to Pont Du Gard (less than 3 kilometers away). The village hosts various annual festivals: the Asparagus festival, the Fête Votive, the Arts and Gardens show, and the Onion festival. To get there, it’s a three-hour ride on the TGV from Paris to Avignon, then just 30 minutes by bus.

Parts of the house date as far back as the 16th-century, entirely built from the local stone and sits directly across the street from the village square planted with Plane trees. The square hosts an open-air market every Saturday and on Mondays and Wednesdays, the market specializes in fruit and vegetable vendors.

Le Muguet offers 40 square meters of living room space with a fireplace and vaulted ceiling, a fully-equipped kitchen, two bedrooms, two bathrooms, and a 34 square meter rooftop terrace and patio, overlooking the village square, the village and mountains, and the stone quarries of Vers. The roof and terrace were recently refurbished. The front porch has a cast-iron gate and railing around it.

On the ground floor is a living room and dining area with a fireplace that is functional, but is not used. There is also a small desk/office space and on this level is the kitchen, fully-equipped with a large refrigerator, dishwasher and washing machine, a four-burner induction stovetop, and oven.

The next floor up is accessed by a spiral stone staircase and has a large master bedroom with a very high ceiling, queen-sized bed, and armoire. On this floor is also a very large master bath with toilet, full tub, and shower. The bathroom is beautifully tiled in blue and white.

On the top and last floor, again accessed by the same spiral staircase, there is a very large terrace which includes a built-in barbecue and looks over the village square. Off of the terrace is the guest bedroom with a double bed, closet, and ensuite bathroom with shower.

Each shareholder (except the House Manager) contributes an annual dues payment of between €650 to €700 per share. This covers all of the house expenses budgeted for the year (taxes, utilities, cleaning supplies for the housekeeper, and contingency funds). A housekeeper comes to clean the house and washes the bed linens and bath towels in between each owner’s visit. Each owner is expected to leave the housekeeper’s fee in cash on the desk at the end of their stay. The housekeeping fee is €85 if the guest room was not used; €125 if the guest room was used.

It’s a fully rotational calendar. Every June, the owners choose their usage periods for the future year. Share letters A through M pick in that order, but the position rotates by three positions every year so that every year you get a different chance at getting the best spots. The share available is share M, scheduled next for usage December 29, 2021 to January 25, 2022.

Price of the share is €69,900.

The share is part of a U.S. LLC and therefore the transfer is made in the U.S. and in US Dollars, based on the current rate of exchange. There are no transfer fees associated with the share purchase. The new buyer will receive the property bylaws, a copy of the original deed, and the usage calendar. There is an Owners Agreement that must be reviewed and signed before the sale can be completed.
