Our Newest Fractional Ownership Property: “Le Bijou de l’Hôtel de Ville”

We set out to find a jewel of a studio apartment in central Paris that would be the perfect answer as a Fractional Ownership property with 13 4-week shares.

While there may be a sizable inventory of apartments from tiny (10–15 m²) to Standard (20–30 m²) to larger (30 m²+), those that we would consider are one-in-a-thousand because it has to be a JEWEL.

AND WE FOUND IT!

Located at 9 rue du Temple, at the back corner of the famous BHV Department Store, steps from the Paris Hôtel de Ville, with views from the windows of the City Hall, Nôtre Dame de Paris and of course the BHV—not to mention the pedestrian part of rue du Temple (a Métro entry is just there)—this large studio apartment fit the bill.

The building is a 6-story residential and commercial building built around 1930, with about 18 apartments, plus commercial spaces at the ground level. It was just sold in late 2024 after nearly 100 years without a sale—marking a new chapter for the property. According to urban-planning filings for the property, the project wasn’t a full demolition and reconstruction—it was a significant rehabilitation of the existing building that included structural refreshes (roof and floors), full façade restoration, and modernization of exterior elements like windows and chimneys.

What this means is that everything in the building is new, but it maintains its historic and intrinsic value.

Rue du Temple is more than just a street—it’s a tapestry of Parisian history. One of the city’s oldest thoroughfares, it stretches about 1.3 kilometers from the Rue de Rivoli to the Place de la République, linking some of Paris’s most important civic spaces, including the Hôtel de Ville. Along the way, centuries of urban life reveal themselves in layers—medieval lanes, elegant “hôtels particuliers” of the Marais, and the imprint of 19th-century city planning.

The street takes its name from the Knights Templar, who established their Paris headquarters here in 1140, constructing a powerful fortified compound in what is now the Marais. When support for the Crusades waned, the Order fell under attack. Its last Grand Master, Jacques de Molay, was burned at the stake near Notre-Dame in 1314. Legend holds that as he died, he cursed King Philip IV of France and Pope Clement V, calling them to meet him before God within the year—and both died shortly thereafter.

Stories have long circulated that the Templars hid a vast treasure within their fortress, a mystery that has never been solved. And according to historian Jacques Hillairet, remnants of the medieval fortifications from the time of King Philip II can still be seen today at numbers 69 and 71 on Rue du Temple.

Owning a property on this street at this location simply doesn’t get better. If you want to really feel connected to the City of Light, this is where you will want to be. And at this part of the street, it’s pedestrian, so you won’t hear traffic noise…just the sounds of the people below (and only when the double-paned windows are open!).

 

The apartment is 25m2 (270 square feet), on the second floor with an elevator, with two large windows overlooking the street. We will renovate it and decorate it to the highest of standards and quality, with that magic touch of Martine di Mattéo—the best designer in Paris. It will be outfitted with twin beds that convert to a single queen-sized bed so that you’ll have your choice (sleeps two). The kitchen will be fully equipped with a stove, microwave/oven, washer/dryer, refrigerator and all of the fixin’s. The bathroom will have all the best and finest of fixtures, including a large walk-in shower. The windows are doubled-paned to keep out the noise. And, we’ll ensure there is air-conditioning for those few weeks a year it gets warm. We are also hoping to fit in 13 small cubbies for each of the owners to leave a few personal items…but this depends on space.

Of course we’ve called it “Le Bijou de l’Hôtel de Ville.” (BHV!)

It’s the perfect answer for our clients and friends living in other parts of France, or anywhere for that matter, who want their fix of Paris from time to time.

Because we’re in the process of purchasing and renovating the property, we have no photos, but we do have Martine’s “Mood Board” of ideas and a floor plan designed by our architect, Nicole Champagnol.

Owners will have four weeks a year based on our fully rotational calendar, just like our other Fractional properties. (See below to learn more about the usage calendar.)

Usage Structure

Each shareholder is entitled to:

• Four weeks per year
• Divided into two two-week stays
• Approximately six months apart

The usage calendar rotates forward by ten weeks annually, so that over time each shareholder enjoys different seasons. The full cycle completes every 13 years.

Stays begin and end on Thursdays. The color-coded calendar clearly illustrates usage by share letter. Once ready to proceed, you will select your share letter promptly to secure your preferred position in the rotation.

Leap years provide an additional week allocated for maintenance.

Owners may:

• Coordinate with another shareholder to combine usage into a four-week stay
• Trade weeks among themselves for added flexibility
• Purchase more than one share

Please note: While multiple individuals may purchase together, each share functions administratively as a single ownership entity. It is the responsibility of the purchasing group to act as one in all official matters.
