Special Note: The apartment is currently under complete renovation and furnishings. Some of what we project here may or may not be realized as we humbly require flexibility in making the final appointments. Les Balcons Saint-Paul has this name because of its wrap-around balcony facing both east and south on the 5th floor of a stately Marais building, overlooking La Place Saint-Paul and the majestic 17th-century church, Eglise Saint-Paul-Saint-Louis. This is a perfect spot from which you can take in the stunning views of Le Marais and the church as the balcony can be accessed from all the rooms in the apartment by one of the many floor-to-ceiling French doors—the reason the apartment is so very light and bright!

The apartment was featured in two House Hunters International episodes—once prior to an extensive renovation by designer Martine di Mattéo completed in late 2012—the other not long after the renovation was complete: “Starting Over in Paris”—Season 28, Episode 7 and “Planning a Future in Paris, France”— Season 56, Episode 12. (See our website for more information on these episodes.)

The complete makeover brought this home to a level of luxury that you can’t help but appreciate and is now in progress of another face-lift, making even more improvements in amenities, functionality, and elegance.

I call the décor “Contemporary Hollywood,” with the accent on classic décor in white and black, gold and silver, with a golden pumpkin color for accent. This “shiny new penny” can hold its own with any luxury apartment or five-star hotel suite. It will be missing nothing.

At the entry to the apartment is a black lacquered foyer table with lamp, which is just the beginning to a dramatic black and white diamond-tiled hallway. On the right you will find both bedrooms—the entrance to the primary bedroom is on the right, followed by the second, smaller bedroom, just opposite on the left.

The primary bedroom has a comfortable queen-size bed that can be made up as twins, between two night tables with lamps. There is ample space for your belongings in the mirrored dresser and two double closets with hanging, shelf, and drawer space, appointed with full-length mirrors. The bedroom has direct access to the shower room as does the second bedroom.

The second bedroom, while small and perfect for one person, has a plush “chaise longue” style sofa bed that allows the room to serve double duty. During the day, it is a sitting room, but at night can be transformed into a room for another guest. This room also has direct access to the shower room, which like both bedrooms, has a floor-to-ceiling French door leading to the balcony.

Both bedrooms and the living area are air-conditioned for your continual comfort in the warmest of weather, should you choose not to open the windows.

On the left side of the main entrance hallway is a coat closet and a special space housing a washer/dryer combination and space for cleaning supplies. Just beyond is a powder room with a toilet and a sink. Directly following and immediately across from the entrance to both bedrooms is a large main bathroom with an extra-long and extra-deep tub with rainhead shower, double sinks, storage, and a beautifully illuminated mirror. This bath, too, has a heated towel rack for all the creature comforts and a window to the courtyard for additional ventilation.

At the end of the hallway, visible from the black and white diamond entry are the kitchen, dining room, and living room with the most stunning views of l’Eglise Saint-Paul-Saint-Louis from all the French doors leading onto the expansive wrap-around balcony. This is the room you may never want to leave.

The sleek kitchen is fully equipped with a full-size refrigerator-freezer, dishwasher, full-size oven, four-burner ceramic stove, microwave, coffee maker, and plenty of cupboard space. Plates, glasses, cutlery, serving pieces, pots and pans, etc., are all provided and tucked away in the cabinetry. To the right of the kitchen is a custom built buffet server where all the linens for the table can be stored.

The fruits of your culinary labor can be served at the new contemporary marble dining table that can seat up to six people and is well located adjacent to the kitchen. Along with the table itself, the dining room chairs are “très design” as the French would say, as is the matching overhead designer chandelier. The dining room ensemble is the focal point as one enters the apartment, drawing you in and beyond.

To the right of the dining table is the living room with a creamy leather double sofabed facing a custom-designed entertainment center with a large flat-screen television. Over the sofabed is an etched mirror to reflect the beautiful views of Paris. A fanciful custom-made club style armchair and lamp will make this room even more of a pleasure in which to relax and while away your time.

The apartment is equipped with high-speed WiFi Internet, TV with access to hundreds of channels (several in English), and a VOIP telephone with answering machine. Long-distance calls to landlines in over 100 countries will be free as will be calls to cell phones in the US and Canada.

On the 6th floor, just one flight up from the apartment, are storage units for all owners, where a few possessions can be kept to enhance their stays and their experience. The apartment has a cellar in the basement in which more can be stored.

High-quality bedding and towels are equipped for owners’ use in addition to the many other amenities Les Balcons Saint-Paul has to offer for a perfect stay in Paris and in Le Marais.

You will be literally steps away from the Métro Saint-Paul and numerous bus stops along rue Saint Antoine. Transportation in the immediate area includes Métro Saint-Paul (#1), Bastille to the east (#1, #5, #8), Hotel de Ville to the west (#1, #11). Buses are plentiful: #67, #69, #96

Across the street from the main entry of the building is the famous American Diner, Breakfast in America, and at the corner is the Café La Favorite. There is no shortage of supermarkets, fresh produce vendors, gourmet shops, and cafés at your toes. Place de la Bastille is within a few minutes walk to the east and Place de l’Hôtel de Ville is just a short walk to the west. The River Seine is equally as close to the south. The 400 year-old Place de Vosges is virtually next door and just to the north is rue des Rosiers and the old Jewish Quarter plus shopping galore along rue des Francs Bourgeois. You may never want to leave this quartier and may never need to! It just doesn’t get better than this for everything you could possibly need or desire for your stay in Paris.

YOUR USAGE EVERY YEAR

This is Paris’ smartest usage calendar; proven by the success it has had with other properties on the market we developed. Occupancy for the 13 owners begins on Thursday and ends on Thursday, in two-week intervals, 26 weeks apart. Each year, the rotation moves forward by 10 weeks to allow for a full mix of seasons. Owners may trade weeks with other owners as they like throughout the year and it’s easy to plan as the calendar is set for the next 13 years. Owners who wish to have four weeks consecutive usage, may choose a share adjacent to another owner with the same request. By trading weeks between them, each can have four weeks consecutive usage. Calendar may be altered by a unanimous owners’ vote. You choose your share letter when you make your share purchase.

PRICE OF THE SHARES

My personal goal is to provide you with the best possible Fractional Ownership property on the market— something you can love owning and using, that you will have for many years and then later easily resell or be proud to leave to your kids. You’ll find the price of the shares to be very reasonable—a lot less than others on the market, simply because we don’t have to overcharge to make ends meet.

Only a few shares are currently available for purchase: B, C, D, E, and F, at the price of:

Shares 5 through 9: €167,700.00
Shares 10 through 13: €169,700.00

ANNUAL DUES

The owners will share all of the annual costs of operating the property, which means spreading the costs thinly among them. They will all have a voice and share the responsibilities, making this virtually hassle-free. The operational costs include:

* Taxe d’Habitation
* Taxe Foncière
* Electricity
* Building homeowner association charge
* Telephone/TV/Internet, insurance
* Housekeeping/concierge
* Accounting, reserve fun
* All U.S. and French tax filing

Annual dues are currently estimated at 1,700€ the first year and reduced the following years due to some first-time costs.

In addition, there will be a small reserve fund of 500€ for future repairs and replacement as well as a security deposit of 1,500€ held on account.

The shares will be sold on a first-come/first-serve basis. When you make your request, you will receive a letter of commitment to sign and access to all supporting documentation:

* All legal documents both French and U.S.
* Homeowner Association by-laws
* Supporting documents regarding the property, such as building meeting notes from the past three years, and
