SPECIAL EDITION: The Shining Star of the Seventh

The Paris rental laws are creating havoc with an industry that needs guidance and regulation, not criminalization. Those who invested in properties long ago are looking for solutions so that they can continue to manage their investments without a loss and those who are investing now while prices, rates of exchange and interest rates are low, are looking for solutions that will satisfy the current laws and still reap a profit or at least a way of reducing their losses.

We are heavily involved in finding those solutions for both kinds of clients as well as for those who are the customers — those who need the accommodations, whether short-term or long-term. If visitors cannot find available properties for rent, they will be stuck with expensive hotel stays lacking the amenities of an apartment or stays in primary residences unfit for quality accommodations.

Rental agencies in business for years are closing or selling off their contracts. They are complaining that the Airbnb phenomena — that has opened up the marketplace to anyone who has a space to rent for even a week, regardless of the quality of the property or the management, and can be offered up to the world on the site at no cost — is greatly affecting their business. Airbnb is strictly a platform, like a dating service, at which renter can meet owner, but which does not provide the same service as professional agencies.

The consumers that turn to Airbnb are taking a risk by dealing directly with the owner, who is not a professional and may not be managing their own property at the same high level as a professional agency. There is an assumed price difference, which is a poor assumption to make — any owner can charge whatever they wish and there are no guarantees that “For Rent By Owner” is any less expensive than an agency which provides a certain level of service and peace of mind.

The properties we represent are all of the highest quality owned by people just like you who invested their hard-earned money and now need to protect their investments while providing the best of Paris accommodations. We are doing all we can to protect these owners from the city officials who have given themselves the right to inspect their properties (even if the owner isn’t present) and treat them like criminals. We have also found solutions that enable a property to fully comply with the law and still be rented on a short-term basis — the details of which I cannot disclose here.

For all these reasons, we are continuing on our ‘journey’ to represent the best rental properties in Paris, owned by individuals who have unknowingly found themselves in this predicament. None of us are opposed to the city finding more affordable housing for its residents, but they fail to acknowledge that part-time residents are residents, too, and that everyone involved, from the lessor to the lessee, is a person with rights.

One of our latest additions to the Parler Paris Apartments / Paris-Sharing ‘bouquet’ of luxury apartment rentals is “L’Etoile du 7ème.”

Marvelously located between the vast green spaces of the Invalides and the Champs de Mars/Eiffel Tower, this peaceful apartment puts the best of Paris at your doorstep. This is Paris’ chicest district, famous for the open-air market street, Rue Cler (just steps away) and some of the most visited monuments. With La Grande Dame just a stone’s throw away, you will have endless pleasure from staying in this part of the city.

The moment you walk into the charming and quiet courtyard of L’Etoile du 7ème, you will find yourself already in a different world. The charm of the courtyard will overwhelm you. You need only ascend to the second floor where this luxurious and well-appointed apartment overlooks the courtyard, making it a peaceful hideaway for yourself, your family or even a group of friends.

Enter the apartment and head down the hall filled with storage closets passing both bedrooms on your right and the bathroom and kitchen on your left to enter the bright and beautifully decorated east-facing living/dining room. You will spend endless moments enjoying the cozy comforts of home here, complete with a large round dining table for lots of guests and for atmosphere, a non-working, but real French fireplace.

Just adjacent is the fully-equipped kitchen in an alcove with a window adding lots of light and overlooking nearby courtyards. This makes it easy to cook, prepare meals and entertain, offering a four-burner electric stove and full oven, refrigerator with freezer, dishwasher, toaster, Nespresso coffee machine, stove-top espresso, French-press and tea kettle. The kitchen lacks nothing!

Both bedrooms offer large comfortable newly installed beds, lots of closet space and both look out on the peaceful, quiet and lovely courtyard. While Paris is bustling on the outside, you’ll be sleeping peacefully on the inside!

The recently renovated and luxurious bathroom offers his and hers sinks, a large shower stall with rainhead and hand-held showers and toilet. Independent from the bedrooms makes it convenient for everyone.

In this spectacular location, you’re within walking distance of the Eiffel Tower, Les Invalides, the Musée Rodin, the Quai Branly Museum, rue Cler, Ecole Militaire and the Seine. You are surrounded by Métro stations (La Tour-Maubourg (line 8), Invalides (line 8, 13 and RER C)and bus stops for easy access to all of Paris.

You’ll love every minute of your stay in this beautiful and luxurious “pied-à-terre!”
