When a French village offers you a home for just 1€, it’s hard not to get swept up in the dream. The idea of breathing new life into an old stone house, nestled in rolling hills, surrounded by cheese, culture, and charm—it all sounds like something out of a fairy tale. But as anyone who’s tried to renovate a French property or live full-time in a sleepy village knows, the devil isn’t just in the details, it’s hiding behind the wallpaper, under the floorboards, and buried deep in the Mairie’s paperwork.

The latest village to make headlines with its symbolic sale is Ambert, a picturesque commune in the Auvergne region, and frankly, it’s not hard to see the appeal. Surrounded by the verdant Parc Naturel Régional Livradois-Forez, Ambert is the kind of place that radiates peace. The air is crisp, the landscapes untouched, and the clock ticks just a little slower. The local specialty, Fourme d’Ambert, one of France’s oldest blue cheeses, is a point of pride—and there’s even a museum dedicated to it. Add in sunshine nearly 300 days a year, and you start to wonder: what’s the catch?

Ambert’s 1€ home scheme, 3 and 5 rue Michel Rolle, is a bold and creative move to reverse the town’s decline. Like many rural French villages, Ambert has been hollowed out by decades of population loss and urban migration. Officials estimate that up to 60% of the housing stock sits empty, silent, beautiful relics waiting for someone to love them back to life. The offer is simple: buy a home for 1€, submit a credible renovation plan, and commit to living in the house for at least three years. In return, buyers may qualify for low-interest loans and grants. The town is betting on new blood to revive its schools, fill its shops, and spark a quiet renaissance.

But before you pack your bags and call the Notaire, let us offer a dose of hard-earned perspective. We’ve lived in France long enough—and helped enough expats navigate the highs and lows of French property dreams—to know that the charm of village life comes with a long list of realities that can quickly turn your fantasy into fatigue.

First and foremost, life in a small village like Ambert can be isolating. While your Instagram feed may be filled with flower boxes and stone walls, the daily reality often involves long drives to the nearest doctor, grocery store, or cultural event. Public transportation is scarce to nonexistent. If your car breaks down, you’re out of luck—and probably out of bread. For many, that’s a deal-breaker. And while the people may be warm and welcoming, integration into village life takes time, effort, and, ideally, conversational French. A smile and “bonjour” will only get you so far when you need a plumber or a building permit.

Then there’s the renovation itself. A 1€ house isn’t a bargain—it’s a commitment. Most of these properties have been abandoned for years and require significant structural repairs: new roofs, new plumbing, and other necessary repairs. We’ve heard story after story from expats who thought they were taking on a manageable fixer-upper and ended up in financial quicksand. Renovation costs spiral quickly in rural France, where labor is limited and supplies take weeks to arrive. And don’t expect a fast track with local bureaucracy. Permits and approvals can drag on for months. If you’re not already handy or fluent in French red tape, this is not the place to learn by doing.

Let’s not forget that once you’ve invested in your dream renovation, you may find it difficult to sell. These towns are eager for newcomers, but resale markets remain sluggish at best. That charming two-bedroom you poured your savings into may not find a buyer easily if you decide rural life isn’t for you. Unlike Paris or Nice, where demand is high and resale is relatively liquid, these sleepy villages are just that—sleepy.

Still, we admire what Ambert is doing. It’s a town that’s refusing to fade. And for the right person—a remote worker, a retiree with time and patience, or a hands-on dreamer with a passion for preservation—this could be an extraordinary opportunity. It’s a chance to truly root yourself in France, to become part of a community in a way city life rarely allows.

But know thyself. If you need easy access to cinemas, cafés, medical specialists, or neighbors who speak English, then stick to the cities. Paris may be pricier, but she’s also practical. Life in the capital means central heating that works, takeout at your fingertips, and a Métro that gets you to your next adventure without a car.

So, would I buy a 1€ house in Ambert? Personally, no. I like my croissants with a side of culture and connectivity. But for some of you, this little village might be the place where your French story begins. Just be sure to bring a toolbox…and a thick stack of patience.
