This is a big topic for most of our clients who haven’t yet settled on a particular city in France and want more options. There are a lot of places in France to love and it’s easy to view them from rosy-colored glasses. We’re going to talk about all those wonderful villages, towns, cities, regions, etc., but with the practical aspects in mind that will help you make the best decisions.

Rental apartments, especially in sought-after cities like Paris or Nice, are difficult to find and difficult to secure—even for the locals.

Long-term rentals are considered to be any furnished or unfurnished property available for rent from one month to three years. Rentals from one to 10 months in Paris fall under the regime of “mobility lease” and are designed for tenants living in Paris for business or education purposes. These rental properties are hard to come by in certain areas, particularly in Paris and Nice, and may require an immediate decision because of limited availability. The landlords’ requirements to guarantee rental payments can seem daunting and expensive to foreign tenants, especially if the tenant doesn’t have a set income or salary in France.

Should you decide to book an apartment online sight unseen, without someone verifying the quality of the property, you risk a variety of problems with both the apartment and the landlord. When you hire us to find you a property for rent, we act as an advocate on your behalf. Not only do we have the know-how and experience to ferret out the best properties, but you can trust us to make the right choice for you so you can move right in, leaving the legwork to us. Plus, the clout we lend to your status, due to our relationships with agents and owners will put you ahead of the others vying for the same property.

We can assist you in finding apartments in Paris, Nice, or elsewhere in France based on your preferences, budget and needs. We will ask you to complete a questionnaire to determine your specific desires and consult with you as well as advise. We’ll then perform an apartment search and selection, providing you photos and descriptions, and set up visits for you (if you are in France), or for us to visit for you. Plus, we will negotiate the lease on your behalf.

For an additional fee, we will set up all your utilities (electricity, gas, phone, internet, TV, etc.) to make your transition as easy and worry-free as possible. We also have helpers on the ground who can facilitate other aspects of your move. If you are applying for a long-stay visa in France, we will gladly provide an attestation that proves you have accommodations in the country, which is one of the visa requirements.

All that being said, I cannot stress enough the difficulty you and we face to accomplish this task. It’s so difficult, that blogger (“Around the World in 80 Dates”) and influencer Damon Dominique produced a 20-minute video patting himself on the back for having accomplished it.

    Watched the utube blog of the young man looking for apt in Paris. Wonder if a three month rental needs a guarantor and if one rents thru your agency do you do all that processing as part of your fee? Hoping to come to Paris in the next few yrs for a three month rental but after his video this would be a nitemare. Help clarify please. Many thanks…Love your newsletter.

      A guarantor is only needed for a long-term rental (one-year or more). Finding a 3-month vacation rental in Paris can be a different kind of nightmare due to the unfavorable changes to the short-term rental laws. Best of luck with you search!
