The Challenges of Property Transactions in France—And How to Solve Them
Volume XXII, Issue 49
By Jay Corless, edited by Adrian Leeds
When it comes to buying or renting property in France, especially as a North American, it’s a unique experience. With its charming and maddening ways, the French property market will test your patience, perseverance, and, sometimes, your sanity.
Unlike the U.S., where a centralized MLS system makes finding properties straightforward, France’s market is fragmented. Properties are scattered across agency websites, independent listings, and private sellers, requiring a keen eye and network to navigate. Add to this the challenge of French real estate agents who work for the sellers rather than the buyers—they focus on selling their specific listings and may not prioritize responsiveness—especially for international clients (who require additional hand-holding).
The bureaucracy in France is legendary, and property transactions are no exception. Buying or renting requires meticulous attention to layers of contracts, disclosures, and notarized documents—all in French, of course. Missteps can cause costly delays or derail deals entirely.
Financing a property in France poses another major hurdle for North Americans and in particular for American (thanks to FATCA regulations placed on foreign financial institutions). French banks operate under stricter rules, requiring extensive paperwork, substantial down payments, and proof of stable income. Navigating these requirements alone can feel insurmountable.
Cultural differences add yet another layer of complexity. In France, things move at their rhythm. Negotiations, property viewings, and even timelines for closing a deal are slower, more formal, and less transparent than many Americans are used to. Without guidance, frustration can quickly take hold.
Understanding the condition of a property and tackling renovations can also be daunting for those drawn to the charm of older French properties. From outdated plumbing and electrical systems to unexpected structural issues, even the most beautiful home can hide costly surprises. Renovations often involve strict regulations, paperwork, and builders who work on a slower timeline.
Finally, there’s the language barrier. While many French people speak some English, legal documents, contracts, and negotiations are typically conducted in French. Misunderstandings here can lead to delays, confusion, or costly mistakes.
The point to all this negative outlook, is that there are enough positive aspects to owning property in France that overcome these challenges. And you don’t want to do it on your own. We preach taking professional advice, because YOU DON’T KNOW WHAT YOU DON’T KNOW!
Whether you’re working with us or other professionals, here’s what you should be looking for from all of us:
