Exceptional View, Exquisite Untouched Beauty, All Exclusive Paris Property

Have you a got a cool 8.5 million euros to spend?

That’s the price on a penthouse apartment for sale on the Quai d’Orsay in the 7th arrondissement with 200 square meters of living space (2,152.8 square feet) and 160 square meters of terrace (1722.2 square feet) with an exceptional view overlooking the Seine and the Eiffel Tower.
By U.S. standards, that’s not so large, but by Paris standards, it’s a palace. Haussmann Prestige is offering it up with all of its attributes: on the 7th floor comprised of an entrance hall, large living room with balcony (with a ceiling height 4.5 meters), a kitchen, an office, two bedrooms, two bathrooms, dressing area and toilet.
Their listing shows lots of photos of the terrace, but none of the apartment. Guess the apartment itself doesn’t matter — it’s the terrace that counts. And trust me, if this were Nice, the terrace would be worth more than the apartment, but in Paris, you’re lucky to have only a few days a year when you’re going to want to sit out on that terrace! In fact, according to currentresults.com/, you can only count on 51 days of full sun and 152 days of weak sun a year in Paris compared to 147 days of full sun and 64 days of weak sun in Nice.
This is typical of the kinds of properties flooding the market these days, thanks to the overtaxed wealthy who are leaving France for greener tax pastures. The ‘prestige’ agencies representing the most exclusive of properties are having a field day while the rest are suffering with sluggish sales.
Meanwhile, the hottest story out of Paris real estate this past week was about an apartment found untouched for 70 years con
taining many valuable items including a painting by 19th-century Italian artist, Giovanni Boldini, worth 2.1 million euros. The apartment had been locked up, uninhabited, nor touched, but faithfully paid for all these years.
Boldini's "Marthe de Florian"The owner, Boldini’s muse, 24 year-old Marthe de Florian, an exquisite French actress and socialite of the Belle Epoque, left it for the south of France before WWII never to return. She died recently at the age of 91; the apartment near the Trinité Church being part of her estate. Witnesses compared it to entering Sleeping Beauty’s castle cobwebbed and dusty, but a perfect example of early 20th-century life including a wood-burning stove, stone sink and an exquisite dressing table.
“The starting price for the painting was 300,000€ but it rocketed as ten bidders vied for the historic work. Finally it went under the gavel for 2.1 million€, a world record for the artist.” (telegraph.co.uk/)
