For Sale: Superb Two-Bedroom, Two-Bathroom, Steps from the Nice Beach!

Le Grand Café de France
During confinement, a client of ours came to us with a property in Nice he found online that seriously interested him. I didn’t blame him — the price was unusually affordable for the quality of the property. When I followed up on it, I discovered that this was no ordinary property, not only for its pretty perfect location and beautifully done renovation, but because it is represented by people we’ve known, with whom we’ve done business and trusted for many years. That says A LOT for a property — dealing with English-speaking expatriates who you know have the same level of standards as we do.
Our client has declined the purchase of the property for financial reasons only. Now that deconfinement is in place and we can visit properties once again, the property will be on the market in full force and I expect the seller to find a buyer quickly — but not without our offering it up to you before others can get their paws on it!
Located on rue de France in the “zone pietons” — the pedestrian zone, just one block from the beach and the Palais de la Méditerranée (a nine-floor luxury casino hotel complex located on the Promenade des Anglais), a 5-minute walk to Place Masséna and the magnificent new park, the Promenade de Paillon, as well as the new East-West Tramway — the apartment is in a fine Niçoise building typical of the tradition of this part of the city center which oozes character.
I know, because my apartment, “Le Matisse,” is just down the street. One of my favorite restaurants, Il Vicoletto, is across the street and the city’s newest and chicest café, Le Grand Café de France, is just at the corner. Shopping abounds (one of my greatest weaknesses of living in the area), where there is wont of nothing.
For those of you less familiar with Nice, this is the city’s most desirable district, the “Carré d’Or.” The airport is less than six kilometers away and accessible via the East-West Tramway and bus service — about a 20-minute ride. The Nice Ville train station is a 15-minute walk or short tram ride away. Old Town is less than a kilometer away — about a 10 to 15-minute walk to the famous Cours Saleya Market. This section of Rue de France is only approximately 550 meters long and is Nice’s premier pedestrian-only street boasting of chic shops and a superb choice of restaurants.
The two-bedroom, 68 square-meter (732 square feet) apartment is located on the third floor with superb natural light streaming in at both the front (facing the street) and rear (facing south toward the water), both with outside terraces. This is an important feature in a Niçois apartment, for both the pleasure and the resale. The seller commissioned an architect and interior designer to renovate it to the highest of standards and maximize the potential of the space. In doing so they created a design which reflects the character of the building and its location, utilizing every opportunity to take full advantage of the extensive natural light available to the apartment’s main rooms; comprised of a living room and dining area, kitchen, bedrooms and two full bathrooms.
You enter a generous entrance hall into a spacious living room/dining area that faces the street, with an American style kitchen; fully outfitted with a full oven, four burners with an extractor hood, large fridge/freezer, dishwasher and washer/dryer. A large terrace overlooking this vibrant part of Rue de France is accessible from the living room. One of the bedrooms faces the street and the other has its own south-facing balcony overlooking the back courtyard, plus an en suite full bathroom (with shower). There is a second independent bathroom with tub/shower.
The apartment is air-conditioned and heated with three units — living room/dining and both bedrooms — so that you will always be perfectly comfortable all times of the year. The windows and patio doors are double glazed for complete silence and insulation. Both toilets are fully plumbed, and are not Sani-Broyeurs (macerating toilets). Seasonal and short term rentals are allowed in the building. A rental manager is already very familiar with the property and could keep it well occupied when you’re not using it yourself.
A further added attraction with this apartment is its low annual charges of approximately €1,000. The annual “taxe foncière” is also approximately €1,000, making the cost of ownership quite low.
When the property was first put on the market, it was priced at €435,000. It has since been reduced to €399,000, but this is now non-negotiable. Our commission is included in this price.
What’s the down side you ask? This is where we differ from any other agency — as consultants, it’s our job to tell you the positives and negatives to ensure you make the best investment you can make, and there’s only one — it has no lift. That’s what keeps the price about €50,000 to €100,000 below the average in the neighborhood, a positive feature. Buildings of this age and character in this location, often don’t have elevators…just like my own apartment steps away!
But I LOVE the third floor. Because it’s on the third floor, you’re well above the street, you have plenty of light and sky and views, without seeing unsightly rooftops. For me, the third floor is PERFECT. Interestingly, too, with the main terrace north-facing, it won’t be so sunny or hot that you can’t fully enjoy it (something I discovered about my own balcony that gets full sun). If you want sun, you’ll head to the back balcony…so you’ll be missing nothing. And if you want the beach, just head down the street a few steps away. All of Nice will be at your toes to fully enjoy.
