Prices Slashed on Paris Properties
Volume XIV, Issue 25
We are not the average real estate agency — or do you already realize this? While all other agencies will sell any property that comes their way, we will not. That’s because we are really ‘consultants’ who work for the buyer to ensure that the buyer/investor makes the best possible property choice for their needs and desires.
What that means is that the listings we have on our Web site are not many, but are also only properties we would recommend and be proud for one of our clients to purchase. The owners are almost always Expats (like most of you) and the properties are of a very high quality.
There are a few properties on our roster of which you should pay special attention — either they are newly on the market or their prices are being reduced! If you are considering a property in Paris, then you will want to know about these, but don’t take this lightly…as the good properties sell very quickly — very quickly indeed.

FRACTIONAL OWNERSHIP SHARE FOR SALE AT A BIG BARGAIN!
First off, there are almost no Fractional Ownership shares left on the market, but we happen to know of one and the owner wants it ‘off her books’ so badly, she’s willing to sell it at a loss.
Don’t confuse Fractional Ownership with Time-Share. This is a one-twelfth share in a beautiful property in Paris of which you would have one month’s usage each year and one-twelfth ownership.
VILLA MONCEAU FRACTIONAL OWNERSHIP SLASHED TO €90,000:
In the 17th arrondissement, close to both Parc Monceau and the Arc de Triomphe.
One share available for resale! Asking price SLASHED to €90,000
This 3rd floor apartment in a well maintained Hausmann style building features new “pont d’hongrie” flooring, new kitchen with granite counter, new marble bathroom and Murphy bed for guests…just steps to the Métro, fine Parisian restaurants and shops.
The developer’s first project, started in June 2006, it is located in the 17th arrondissement, close to both Parc Monceau and the Arc de Triomphe. Named “Villa Monceau,” after the street upon which it was located, it featured a third floor one-bedroom apartment of 58 square meters — approximately 630 square feet. It is located in an immaculately maintained “pierre-de-taille” building.
Renovation was done throughout the apartment — the bathroom was enlarged, the kitchen was completely re-worked, and chevron hardwood flooring was added throughout. The new bathroom features Italian marble floors, walls and counters, a full walk-in shower with top-of-the-line “Grohe” brand fixtures, a bench, and frameless glass door. A quiet-flush suspended toilet was installed along with a combination radiator-towel warmer, full plate-glass mirrors with downlighting, and lots of storage space that hadn’t existed in the original configuration.
The Master Bedroom features a queen-size bed with 600 thread-count Egyptian cotton linens, duvet, and large comfy goose-down pillows. Side tables with candlestick lamps, hand sewn drapes and sheers and an antique (circa 1850) wardrobe armoire with dressing mirror completes the touch. Along the way, lots of outlets were added, new heating, and the beautiful original wainscoting was restored as well as the walls and ceiling moldings. The full length bedroom windows look out onto a quiet courtyard with no neighbors across the way, assuring total privacy and quiet.
The entry foyer was remodeled to incorporate a new storage closet, as well as an antique crystal chandelier, marble wall console with antique mirror, and a handy period coat rack. It provides a dramatic yet functional first impression upon entering the apartment that one is truly in Paris.
The kitchen was gutted, and all new cabinetry with glass doors, pull out shelves, and a host of built-in stainless appliances was added, including a frost-free refrigerator, dishwasher, oven, microwave, and a laundry center featuring both a full-size washer and dryer. The kitchen is fully equipped to be able to cook and serve gourmet meals, with service for 8 to 12 people. New marble floors and granite countertops truly make it a chef’s paradise.
The Living and Dining rooms did not require much in the way of major modifications, other than the hardwood floors. Added to the decor were chandeliers, an antique marble fireplace mantle, luxurious French drapes with tiebacks, a built-in double Murphy bed for the guaranteed relatives who show up, hand-sewn oriental carpets, an antique leather top writing desk from the mid-1800’s and much more — make this an inviting area to cozy up with a book, catch up on the latest news on the flatscreen HD TV, or check e-mail on the provided laptop computer with high speed Internet access.
The neighborhood, considered by Parisians as one of the finest examples of Haussmannian architecture, is a delightful mix of small clothing shops, enticing boulangeries as well as Michelin-starred restaurants. Parc Monceau, one of the most beloved of Paris parks is just a 10-minute stroll away and the Arc de Triomphe is just 15 minutes by foot.

PRICE REDUCED €20,000 ON LUXURY NEWLY RENOVATED TWO-BEDROOM APARTMENT IN LE MARAIS!
This apartment is not on our Web site, but the American seller has lowered the price and wants to sell now!
One of our long-standing readers and friends, a resident in France, has decided to sell his beautiful and newly renovated apartment located on rue Saint-Martin, the western side of Le Marais in the 3rd arrondissement, just steps from the Centre Pompidou, the newly revitalized Forum des Halles and three Métro lines — Arts et Métiers, Etienne Marcel and Rambuteau.
He completely renovated the apartment just a few years ago with the idea of the perfect entertainment space — by opening up the living room, dining room and kitchen — and with all his bright ideas, it fulfilled the dream of spacious living and entertaining.
The 74.5 square meters (800 square feet) amazingly accommodates two bedrooms and two bathrooms, one of which is en-suite to the master bedroom. The other is independent and has a big “bagnoire” (bathtub), so that you will never be waiting for your guests to finish luxuriating in their bath, as is the “powder room” separate to accommodate a full house of friends or renters. The smaller second bedroom has two built-in “Murphy” style beds that fold away into the wall, with large windows on the hallway making a perfect room for kids, guests or even an office.
Located in a typical 19th-century “maison” (built in 1870) on the third floor, the beams and stone walls have been exposed to release its original charm. A working fireplace adds a special touch. Light, bright and in neutral tones, the apartment is easy for anyone’s taste to move right into and settle-in, making it your own.
The apartment comes with its own cellar, or “cave,” of more than 4 square meters — a real bonus for extra storage. The heating is electric and the front door is “blindée” (with three locking points) for extra security. Annual property taxes and monthly association fees total less than 3,000€ per year. Furnishings may be purchased along with the apartment, or decorate for yourself.
The apartment has been a successful rental when the owner has been traveling and can accommodate up to six guests.
The asking price WAS €850,000, but the price has been reduced to €830,000…a savings of €20,000! (All agency fees included.)
(We can assist you getting financing up to 80% of the value.)
Do not wait too long to inquire or place an offer, as we think this property is a winner and will fly off the market!
