La Lanterne du Marais…Only Three Shares Left!

Monday we issued a special private mailing to the people who expressed a serious interest in owning shares in La Lanterne du Marais, our newest and finest Fractional Ownership property with occupancy beginning January 2022! Within one hour we had more responses than we had shares to sell and as of this writing (noon May 4th), all but three shares are sold…Shares “C,” “D” and “E.”

This was as a result of a Nouvellettre® that I wrote just a couple of weeks ago: Five Easy Pieces: Fractional Properties on the Horizon.

Fractional ownership is hot and it makes sense why. It’s an ideal way of making an investment (I’ve never seen a share resell for less than its original price), having the absolute pleasure of the use of the property without any of the hassles of home ownership, all at a fraction of the cost. In Paris, it’s particularly ideal ever since the city officials decided that secondary properties could not legally rent short term. This left owners of these luxurious properties stuck, sitting vacant and not generating an income. The renters are stuck, too, having to seek alternatives, such as hotels or rentals of someone’s primary residence…which quite frankly, isn’t at all the same as a luxury rental that we’ve known in the past.

Somehow I’ve managed to get myself into the tasks of developing four Fractional Ownership properties all at once, with a fifth one on the horizon. Yes, it’s a lot to juggle, but I have good partners, good legal advice and a talented and experienced team to help me.


The second property on the drawing board is a two-bedroom/two-bath apartment in Paris, Le Marais, on the 5th floor of a Haussmannian building with an elevator (of course!), a wrap-around balcony (!!) on the corner for east and south exposure, plus stunning views of the Église Saint-Paul-Saint-Louis! It comes with a cellar for storage, but even better than that is the “chambre de bonne” one floor up that will house individual owners’ closets so owners can leave their belongings for use during their stays.

Interior Designer, Martine di Mattéo, will add her special touches to revitalize and perfect what is already a magnificent property. The style of this property will be very elegant—we’re thinking Art Deco 1920s black and white, gold and silver glamor. Usage will start in 2022, so you have plenty of time to plan your future travel to Paris.

Based on the current projections, we expect the shares will be priced around 175,000€ each. We already know the shares won’t last long on the market and will sell as quickly as La Lanterne du Maris. Le Palais du Soleil is a property that has stolen my heart and quite honestly, I wish I were moving in myself…but I won’t. I’m leaving it for all of you. It’s in the heart of the Carré d’Or in Nice, just a block from the beach on the corner of two pedestrian streets (no sound of cars!). It’s a stone’s throw from my own apartment in Nice and across from my favorite restaurant, Il Vicoletto, on rue de France.

This is a large and spacious two-bedroom/two-bath bourgeois apartment on the second floor (with an elevator) of one of the city’s most classic Niçois buildings. It has a long south-facing balcony with unobstructed views, very high ceilings, fireplaces, parquet flooring and floor-to-ceiling French doors (all double-paned). You can just imagine how it is bathed in natural light all day long! There is a view of the sea from the corner end of the apartment which will become part of the living room/dining room.

Martine di Mattéo and Nicole Champagnol (architect) were with me in Nice last week to review renovation potential. They are bubbling over with ideas on how to convert what is now one bathroom and a large separate kitchen into two full bathrooms and open kitchen without making it the focal point of the salon. We couldn’t stop talking about all the possibilities decor-wise, too. I can tell you now that it will be bright, happy, bourgeois, Provençal and very, very luxurious…missing nothing as I am very proud to guarantee: air-conditioning, washer and dryer, fully equipped kitchen and all the bells and whistles of perfection.

By coincidence, one of our clients is actually in the process of purchasing the apartment across the hall from this one! And another one of our clients just purchased an apartment a few doors down. This is by far the best spot in Nice from which everything is accessible without ever needing a car. A chic café is just at the door to the building and there is no end to wonderful cafés, restaurants and shopping at your toes in this location, not to mention the Baie des Anges and the Promenade des Anglais just steps away!

Believe it or not, the shares will be priced on average about 90,000€, so how can you lose?! We made a trip to Villefranche-sur-Mer to have another look at the apartment we are developing in in the heart of the Old Town of the Romanesque village—a one-bedroom with a large covered terrace directly on the waterfront overlooking what I call the “million dollar view”—the port of Villefranche-sur-Mer and the peninsula of Saint-Jean-Cap-Ferrat.

The apartment is located on rue Pasteur at the end of one of the village’s primary streets, rue Poilu (at the other end there are lots of restaurants and amenities), parallel to the port overlooking a sweet “Place” with a working fountain (that you can see and hear from the bedroom). The entry to the property is dated on the door in carved stone—”1789″ (!!).

There are only seven stairs to the front door, which is easily accessed by stretches of flat paths (for easy rolling of your suitcases) from the available parking on both the east and west sides. Walk in one direction for five minutes and you reach the train station that takes you all along the coast. Walk in the other direction for five minutes and you land right at the main parking lot, Jean Cocteau’s Chapelle Saint-Pierre and the well known Welcome Hotel.

Martine visited the apartment with me and offered up lots of fabulous ideas. Like the others, this apartment is going to get a complete update to make it just as luxurious. The moment you enter, you’ll have view of the sea from the kitchen window, and another from the living room/dining room. South facing, the light pours in all day long. And as lovely as the apartment will be, it’s the terrace where we will be sure to find you! (We’ll heat it so that you can use it all year long.)

Shares will cost as little as approximately 80,000€ for this gem on the sea! We’re just in the beginning stages, but we need to know how interested you might be in this property…the kind that is so difficult to find! Special note: The following  applies to all Fractional Ownership shares sold for the first time: The first group of shares are always priced the lowest. They get more expensive as they are sold out and become less and less available. Be one of the first to buy a share and save a ton of money! That makes your share immediately more valuable, too, as the shares are sold and the price goes up!
