A New Year and A New Life in Paris: Three Luxury Apartments to Rent and One Bijou to Own!

15 years ago, property prices were at an all time low, the Paris short-term rental market was in its infancy and people had lots of money to invest in France. Prices went up, up, up and vacation rental apartments were all the rage by both foreign and domestic investors.

Then, the economic crash of 2008 did serious damage to the market. Prices went flat for a while and buyers lacked the cash to invest. Over the following few years, the stock market strengthened, interest rates went down and the market came back strong as ever. Vacation rental apartments flourished while the city began to seek solutions for their housing shortage, blaming the vacation apartments as the culprit. The city authorities clamped down on owners and landlords and their outrage has not let up since, regardless of who or how it hurts in the interest of finding long-term housing for full-time Paris residents.

Our foreign owners are seeking solutions now, too. They want use of their own property while not losing revenue to keep their property afloat. We believe that the city should consider that every owner should be allowed at least one exempt secondary residence from the strict rental laws, which would allow them to enjoy their property and allow others to enjoy it, too. But, the city doesn’t care about making EVERYONE happy — only the tenants, not the landlords…without realizing that the tenants are suffering, too, as a result of this unbalanced/unfair thinking.

I may be editorializing a bit, but this leads to the solutions we have found to making everyone happy. Some of our short-term rental apartments are moving to longer term options (when necessary) and that means real opportunities are there for you.

The following are our newest luxury apartment rentals with various longer-term options that work well for both the tenant and the landlord — PLUS don’t miss our special BIJOU FOR SALE at the end of this long article!:

LE LUXE D’ARGENT, HAUT MARAIS

This luxury apartment in the Haut Marais near Arts et Métiers can be rented for no less than one year (but remember there’s 30-day cancellation on all one-year rentals!).

Le Luxe d’Argent is a 40 square-meter chic and modern one-bedroom apartment on the third floor with plenty of old world charm. After a complete renovation in the spring of 2012, this jewel is ready to welcome you and your family and friends for a stay that you won’t soon forget. The cool and sleek silver color scheme chosen by designer extraordinaire, Martine di Mattéo, has a real calming effect while the intelligent layout makes living there a pleasure.

The bedroom features a comfortable queen-size bed, that can be made up as twins, and wrap-around closets for optimum use of space. Being situated on a small interior courette makes it ideal for a good night’s sleep. Immediately adjacent to the bedroom is the contemporary bathroom where you will find double sinks, heated towel rack and a spacious glassed-in shower. It is also accessible directly from the primary rooms of the apartment. Like smart Paris apartments, a beautifully appointed powder room is separate and accessible from the entry hall.

The complete and functional kitchen has been equipped with a granite countertop and custom hand-made oak cabinetry which houses a dishwasher, microwave, conventional oven, four burner stove and refrigerator with freezer. There is also a Nespresso machine and toaster provided for your use. Dishes, glasses, cutlery, and cooking implements round out the inventory. Within easy reach is the Corbusier-style glass and chrome dining table with four leather chairs. Here you can enjoy the gourmet meal that you created or just plan your day over coffee and croissants.

With its two large windows, the living room is bright and welcoming. Under a one-of-a-kind, Eiffel Tour themed painting by French artist, Pascal Amblard, sits the elegant sofa bed that transforms into a queen-size bed when needed. From here the 59-inch, flush-mounted flat-screen TV looms large for enjoyable viewing. Glass and chrome end and coffee tables to compliment a stylish chair complete this conversation, relaxing and entertaining space perfectly.

When not out enjoying the beautiful city, your entertainment needs are met with access to over 100 cable TV channels, several of which are in English. You can also make good use of the Bose iPod docking system and DVD player. Included with your stay is free access to the apartment’s WiFi connection as well as use of the telephone, which allows you to call land lines in over 100 countries as well as land lines and cell phones in the U.S. and Canada, at no cost.

Next to the powder room, in the entrance hallway is the laundry closet, with combination washer/dryer and portable drying rack. The apartment lacks nothing!

Available for one year or longer, includes housekeeping twice a month, with a 30 day cancellation clause: 1860€/month + 150€ utilities + one-time agency commission of 720€. Tenant pays Taxe d’Habitation (approximately 800€ and due by whomever lives in the apartment on January 1st) and tenant insurance. The utilities cost will be adjusted at the end of the initial lease term, for the part that exceeds 150€ per month.)

CHEZ ANTOINE, LE MARAIS, ST. PAUL

Adrian Leeds Group Apartments - Chez Antoine

Modeled after a typical Parisian bistro, Chez Antoine Paris is a completely renovated apartment located in the very heart of Le Marais. The location could not be more convenient with the Saint-Paul Métro entrance nearby and everything Le Marais has to offer at your feet. You will have non-stop fun staying at Chez Antoine – just what is intended by the extraordinary décor by Interior Architect, Martine di Mattéo.

With Parisian coach lights providing the illumination throughout, centuries old, original, exposed wood beams and a combination of tiled and parquet flooring, the accent is on charm! Entering this first floor apartment the first thing you will see is the oak bar which stands in the corner to the left, in front of a series of glass shelves with mirrored backing. A collection of beer glasses lines the shelves invitingly. The bar does double duty as a workspace and comes with a barstool.

To the right is a bistro table with seating for 4 people, on a red leather banquette and two authentic bistro chairs. A bit further along, through an entrance framed by exposed original beams, is a corner kitchen. This extremely efficient space contains a refrigerator with freezer, a small dishwasher, microwave oven, toaster oven, combination washer/dryer, stovetop with two burners, sink and cabinetry. Also included are a complete array of kitchenware (all cooking utensils, dinner and tableware, serving pieces) an electric coffee maker/espresso maker and electric tea kettle.

Just past the kitchen is the reading area with padded window seats, sandwiched between a well- stocked bookshelf and a stately fireplace (non-functioning) with large antique mirror. A handcrafted wooden closet with etched glass provides well thought-out storage. The windows are equipped with wooden shutters that open and close easily as needed.

From here one enters the living room with its three-seat sofa that converts into a high-end double bed, and handcrafted coffee table made from antique Haussmannian iron. Also in iron is the one-of-a-kind console made from an original Haussmannian balcony grill and topped by a beautiful arched mirror. On the wall above the sofa is an original painting by Parisian artist, Pascal Amblard, depicting a Parisian café from days gone by. The 42-inch flat-screen TV with DVD player sits on the opposite wall.

Exit the living room into the hall where you will discover a marble and glass bathroom with a very unique and handsome columnar sink, toilet and shower with glass doors. The heated towel rack will quickly dry the abundant towels that are provided with the apartment and warm the bathroom to cozy.

Past the bathroom is an ample-sized bedroom with new queen-size bed that can be separated into twins, a flat-screen TV with DVD player, made to measure wooden closet with decorated crystal panels and bistro handles. The headboard of the bed is actually the second on-theme painting by Pascal Amblard — this one in colors to match the bedroom décor. Beside the bed is a café table and chair, perfect for catching up on late night emails. Unusual for a one-bedroom apartment, Au Vieux Paris has an en suite powder room with toilet and sink.

Both the bedroom and the living room are equipped with brand new built-in air conditioning units that are sure to keep you cool if your time in Paris heats up. Included with the apartment is cable television, with over 100 channels on both TVs, a well-stocked video library, WiFi and free telephone with answering machine. Long-distance calls to land lines in over 100 countries are free. This extends to calls to cell phones in the US and Canada.

The longer you rent, the less expensive it is! Housekeeping twice a month included. Three-month rental is the minimum stay:

Three to six months: 3,550€/month
Six to nine months: 2,950€/month
Nine months to one year: 2,350€/month

Properties like this come available once in a lifetime. We advertised it a couple weeks ago and immediately had two full-price offers, each of which have retracted their purchase for their own personal reasons, so here’s your opportunity once again to snap it up.

The middle-aged structures on rue François Miron stand out from the adjacent architecture and reek of old-world charm. They are impossible to miss and tourists stop to regard them every few minutes all day long:

“At the very center of the Old Paris, these houses have been estimated to date from the 15th-16th century. These timber or timber-framed houses are of the style of Paris during the Middle Ages. The structure is of wood, composed of solid wood beams and pillars often carved out of one tree. The walls have afterwards been completed by filling the gaps between the structure with unbaked bricks, plaster or cob. After the 1666 London fire, Louis the 14th imposed a rule to coat with plaster all facades in order to avoid, or limit the propagation of a potential fire. The wood has thus been covered for several centuries before being uncovered some time in the 20th century. These houses have been transformed many times, notably in 1966 by the architect R.Hermann.” (SOURCE: patrimap.paris.fr/en-US/curiosities)

Inside these famous 15th-century half-timbered houses, which were two combined to make one apartment building, the hallways had been modernized and an elevator added. The apartment, a studio of a mere 15 square meters (161.5 square feet) on the second floor (European, therefore two flights up), has exposed beams and half-timbered walls.

Completely transformed only three years ago by Interior Architect Martine di Mattéo, this “bijou” lacks nothing and while furnished contemporary in style, is still oozing with old-world charm. Located on the second floor of this centuries-old building (yes, with an elevator!) just steps from the Hôtel de Ville and the River Seine, it has one big window overlooking the courtyard (quiet and peaceful), beautiful exposed beams and every amenity you would need or want for a few days, weeks, months or a lifetime. In other words, it makes a perfect “pied-à-terre” and vacation rental.

As you enter, you will see the room reflected in the mirrored doors of a large closet providing ample storage. At the window is a round glass and chrome dining table with two chairs which are illuminated by a fun and fanciful chandelier. Opposite the bed is a television and entertainment center. This professionally designed space has a new and comfortable queen-sized bed that can be made up as twins.

The elegant gilded, but very efficient kitchen is equipped with refrigerator, washer/dryer, sink, combination oven, two-burner stove, coffee-maker, toaster, kettle and a myriad of cooking implements. Of course, all cookware, plates, glasses and cutlery are also provided. The luxurious and spacious bathroom offers a glass shower, large sink with vanity, heated towel rack and toilet.

All furnishings come with the apartment, so there is nothing for you to do, but walk in with your belongings and settle right in. It’s absolutely ready for immediate rental.

This very special apartment is in one of the city’s best locations – steps from the Hôtel de Ville (City Hall), the River Seine, all of Le Marais and has immediate access to the St. Paul Métro and many bus routes. Within easy walking distance is Place de la Bastille, the Ile Saint-Louis, Notre Dame, the Left Bank and most of Paris’ finest museums. Furnishings included are valued at over €10,000!

The cost of ownership is quite low — electricity bills are about €100 a month, building maintenance charges are about €1,200 per year and annual property taxes total about €650 per year.

Asking price, including all furnishings and agency fees: €300,000

Contact me immediately if you are a serious buyer of this “bijou” of an apartment in the oldest building in the city: [email protected].

A la prochaine and Happy New Year!…
