Finding Your Paris Long-Term Rental Apartment and a Gem for Sale!
|
We have good news for those of you wanting to move to France and find a long-term rental apartment: there are now two ways we can help you secure an apartment in Paris (or elsewhere).
The term “Long-Term” applies to furnished or unfurnished apartments available 3 months to 3 years. Most of the vacation apartments offered on AdrianLeeds.com are designed for short-term rental — from 3 days to 3 months. For stays longer than 3 months, apartments of this kind are difficult to find, require an immediate decision and have requirements by the landlord to secure the rental payments that can seem daunting to a foreign tenant. If you book an apartment online sight-unseen through an online agency, you risk a variety of problems with both the apartment and the landlord!
1) LET US SEARCH FOR IT!
We recommend our search service for Long-Term rentals to ensure that you will have proper accommodations. We provide a service to assist you in finding apartments in Paris, Nice or elsewhere in France based on your preferences, budget and needs. Our rental professional will ask you to complete a questionnaire to determine your specific needs and desires, consult with you, perform an apartment search and selection, provide photos and description of at least five apartments, plus assist you to negotiate the lease or on your behalf. We can secure the apartment with your proxy and for an additional fee, set up the utilities (electricity, gas, phone, Internet, TV, etc.) to make your transition as easy and worry-free as possible.
2) RENT AN APARTMENT IN OUR RENTAL POOL!…LE PETIT MUSC
More and more of the short-term rental apartments we’ve been representing in the past are moving to long-term rentals to avoid the risk of the current short-term rental laws. You can contact our team to learn about which are available by emailing [email protected].
New to our rental pool for a one-year furnished offer is an apartment on rue du Petit Musc (4th). A stone’s throw away from the Seine and Ile Saint Louis, this one-bedroom apartment is a small masterpiece of modern and eclectic design set on a 17th-century stage (see nearby Hôtel Fieubert). Fully furnished by the owner, an advertising professional who lived there herself for many years, the apartment is truly a rare find for someone wanting to live the Paris dream for six months to a year.
Located on the 1st floor (European) in a building located far behind the street, the second major advantage of this apartment, after its furnishings, is its peace and quiet. You can read an entire volume of Beaudelaire without a single distraction! Ideal for one person or a couple, the 42 square meter apartment offers a bedroom with lots of built-in closet space, a kitchen with plenty of cabinets and all amenities, and a bathroom with shower (no bath).
Transportation:
Métro Line 7, Sully-Morland; Line 1, Saint-Paul
Rental terms:
The apartment is available from 6 months to 1 year, starting between March and April, 2018.
The monthly rent for a 1 year lease, as a secondary place of residence, is 1900€ + 12% agency commission + 150€ utilities provision.
Two months of deposit are required. For a shorter term rent or for use as a primary home, please contact us for rates: [email protected].
A bientôt,

P.S. FOR SALE: Properties like this come available once in a lifetime. I first came to know the building in the summer of 2010, when one of our best real estate agents called to ask, “How would you like to be the first to see an apartment for sale in one of the oldest buildings in Paris?” (There are three buildings that make this claim.*) Naturally, not only did I agree, but I RAN to meet him at 11-13, rue François Miron. The middle-aged structures stand out from the adjacent architecture and reek of old-world charm. They are impossible to miss and tourists stop to regard them every few minutes all day long.
One apartment is currently for sale in these famous 15th-century half-timbered houses, which were two combined to make one apartment building. The hallways had been modernized and an elevator added. The apartment, a studio of a 15 square meters (161.5 square feet) on the second floor (European, therefore two flights up), has exposed beams and half-timbered walls. It makes a perfect investment property and can be used for yourself or rented for short or long term.
The asking price, including all furnishings and agency fees is €300,000
This apartment was under contract, but the prospective buyers retracted their offer! It’s now on the market again, but I don’t believe it will last long. I suggest you contact me immediately! The first to respond will be the “early bird who catches the worm!” Email me at [email protected].
Note: The cost of ownership is quite low — electricity bills are about €100 a month, building maintenance charges are about €1,200 per year and annual property taxes total about €650 per year.
