FOR SALE: A Gem of a Studio on Rue Malher, Le Marais (4th)
Rue Malher Studio Studio in Saint-Germain Le Coeur de la Cour West Village Studio |
Great studio apartments sell in Paris like hotcakes, and this gem takes the cake. At a mere 305,000€ for 23 square meters (about 250 square feet), in the heart of Le Marais at 18 rue Malher (steps from Breakfast in America, La Favorite and Eglise Saint-Paul), this little hotcake makes the perfect “pied-à-terre” for someone who wants lots of light, breathtaking views of Paris from a very high floor (6th), with an elevator!
The ceiling is vaulted up to 3.5 meters (11.5 feet) and there’s a skylight to boot, making the small space feel twice the size. The floor is beautiful oak parquet and has been recently repainted and refreshed for resale. All this comes with a cellar (what the French call a “cave”) so that you have extra space to store things.
The apartment is move-in ready, but the kitchen is minimal and the bathroom is quirky. Our recommendation, to make the apartment perfect in every way, is a reconfiguration of both spaces (our Interior Architect, Martine di Mattéo can work wonders with it). While you’re at it, note that the toilet is what we call a “sanibroyeur.”
A sanibroyeur is a device that connects to a toilet and grinds the waste to evacuate into small pipes. In addition to being connected to the exhaust system, a sanibroyeur also is connected to an electrical outlet in order to operate its grinding system, even though some systems can run on batteries. This is exactly the same kind of toilet I have in my Nice apartment, Le Matisse, and which has functioned well all the years I’ve owned it. This one has existed in this apartment at least ten years without a problem to the owner.
One of the great advantages of the sanibroyeur is that it uses very little water (less than three liters) when disposing of waste. In contrast, low-end models may malfunction, especially the propeller. In this case, we recommend that when updating the bathroom, that a high-quality unit be installed. What’s really a saving grace is that just outside the door of the apartment is a common toilet to which the owner has access, just in case of a problem! (Although we doubt it would ever be used!)
This is the only reason this apartment sells for so much less than any other apartment in the district with such amenities and potential. Any other apartment equal to this one would sell for at least 35,000€ more!
Don’t hesitate to contact me to make the purchase before someone else grabs it. Inquiries will be dealt with on a first come, first serve basis, but what holds the apartment for you is a serious offer in writing. A full price offer guarantees it’s yours.
