Paris Pocket Property Picks

TGIF, right? Now you have something new to look forward to every Friday so that you can spend your weekend dreaming about life in Paris. Get ready to pop your “P’s” — it’s our newest e-letter called PARIS POCKET PROPERTY.

Every Friday we will be bringing you a peek at a few picks in Paris of hot properties we’ve seen and dreamed about owning. We’re always scouting for the best buys, not necessarily the lowest priced…because prices are based on space here in Paris…per square meter (1 square meter = 10.7639104 square feet). And that’s what we’re aiming out — the lowest cost per square meter for the neighborhood and quality of the property.

Space is relative. A one-bedroom apartment in Texas is likely to be larger than a one-bedroom apartment in New York City, so keep in mind that Paris has relative space, too. A studio in Paris could be as small as 5 square meters or as large as 40 square meters. A one-bedroom (called a “2 pieces” or two rooms) is usually from 35 square meters to 60 square meters. A two-bedroom (“3 pieces”) is usually from 50 square meters to 90 square meters. Three-bedroom apartments (“4 pieces” and “5 pieces”) range from 80 square meters to 200 square meters…and so on. Larger apartments are usually less expensive per meter than their smaller counterparts!

So, if space is what you want, you need a big budget, but the unit price drops. If what you want is location, location, location, then be prepared to pay for it, but expect solid appreciation that outlasts the tests of time. And Paris has lots of time. These 16th, 17th, 18th and 19th century buildings are solid and aren’t being razed to make room for some new sprawling complex.

Paris isn’t going anywhere either. It’s a world-class city that “Eiffel Towers” over the others (in my humble opinion). Prices continue to climb as the Euro levels out all of Europe and Paris still has a long way to go to hit top prices (have you seen what it costs in London to own an apartment?). The Euro is getting stronger by the moment, so owning property in Euros is a smart investment to hedge your bets against a weak dollar.

The three properties listed below were once “chambres de bonnes” — servants’ quarters. They’re small, but they can be great first footholds into Paris — a spot to call your own while you’re here, or to rent to students. These are real POCKET properties on the market, so if you can move quickly enough, one of them could easily be yours. But don’t waste time. Good properties sell in less than three weeks. No joke.
