SPECIAL EDITIONS: Apartment on a Garden in Le Marais…For One Month. It Can Be Yours!

Fractional ownership was so popular in the early 2000s that properties were springing up like tulips all over Paris. One in particular, situated on a private garden in the heart of Le Marais just off the well-known pedestrian street of rue des Rosiers, was a property we discovered for the fractional developer who purchased it sight unseen — just on our recommendation. The property was so special, that it was scarfed up by new owners virtually in the blink of an eye…and just now, after close to 10 years since it’s been shared by 12 owners, has a share coming up for resale!

When you first step inside the beautiful stone-edged doorway, just a few steps off rue des Rosiers at 17, rue Ferdinand Duval in the 4th arrondissement, you will know you are in for a treat. Rue Ferdinand Duval  of the “Saint-Gervais” quarter begins at 18, rue de Rivoli, ending just at rue des Rosiers. Emile Gustave Ferdinand Duval (1827-1896), for which the street was named, was once the préfet of the Seine and member of the city council. This part of rue Ferdinand Duval has existed since the 13th-century!

Ever since Rue des Rosiers was cobblestoned for pedestrian use only, the boutiques have gotten chicer and it has become a beehive of activity from all walks of life. It is also literally just a few minutes by foot from the Métro (Saint-Paul), the Seine, Place des Vosges, and several wonderful museums, including the Musée Picasso and Musée Carnavalet. Walk through history as you enjoy the ancient hôtels particulier which have been around since the earliest days of the city, like Hotel de Sens and the Hotel du Sully.  The Marais is truly the heartbeat of Paris! Entering the building and then up just a few steps, the “Jardin Saint-Paul,” is a 77.4 square meter (833 square feet) two-bedroom apartment with a window in every room that overlooks the beautiful and tranquil garden from two sides. Each share represents one month’s ownership. Le Jardin Saint-Paul, WAS priced at 147,900€ per share, but there are no shares left, other than this re-sale share (that don’t often come on the market). This share’s next month’s stay is August 2016, and then the following stay is November 2017. The rotation of the stay is a three-month rotation until a full rotation is met and then it skips to the next month.

This one is priced very reasonably at only $145,000!! And there are no closing costs. Annual homeowners association fees are approximately $1,550.
