Le Petit Trianon—It Can Be Yours!
Volume XVIII, Issue 49
Marie Antoinette never actually slept here, but she would have wanted to!
This spacious 23 square meter studio in the Haut Marais (the 3rd arrondissement), is fit for a queen—or a king! Located on rue Commines at number 12, it’s just steps from the popular rue de Bretagne, the Les Enfants Rouges market (the oldest covered market in the city dating back to 1615) and the Cirque d’Hiver (an 1852 historic monument home to a traditional European-style circus). The neighborhood is one of the city’s oldest, steeped in history. Living here offers the finest of addresses. Property values have increased substantially in the last 20 years in this historic part of Paris where buildings date back to the 17th and 18th centuries.
It just happens to be my favorite part of Paris, since I’ve been a resident for more than 23 years! Over the years, I’ve watched property increase in value more than five times since I moved in. And that’s because it’s a part of Paris that has gentrified over the years and become the home of art galleries, artisans, designer boutiques and trendsetters.
The apartment is located on the 2nd floor of an 19th-century building whose common areas were entirely renovated in 2019. There is no additional work planned in the immediate future, so that means no special assessments to come!
This is an exceptionally well equipped, recently renovated studio, decorated in subtle cool grays and greens, by our illustrious interior designer and architect, Martine di Mattéo. Everything she touches turns to gold…and in this case “celadon green.”
The focal point of this professionally designed space is the queen-sized bed (which easily converts to twins when desired), topped by a magnificent oval mirror, surrounded by custom cabinetry that provides lots of storage as well as a desk at which you can pen your memoirs.
Opposite the bed between the two large, new double-paned windows overlooking rue Commines, is a round wooden dining table with two chairs, illuminated by a fine chandelier. To one side of the table is a comfortable, period armchair. The luxurious bathroom houses a glass shower, large sink with vanity, heated towel rack and toilet.
The neighborhood is teeming with good transportation. The nearest Métro is Filles du Calvaire and Saint-Sébastien-Froissart (#8 Line) and at République you can catch five different Métro lines! (#3, 5, 8, 9, 11). The immediate buses are #96 and #91 which cross town in different directions, but both terminate at the Gare Montparnasse.
The apartment is move-in ready and sold entirely furnished with all appliances, furnishings, drapes, linens, kitchenware and utensils, all estimated at 8,000€. That means there is not one thing to do to it. And, the value of the furnishings is deducted on the deed thereby reducing your closing costs! All agency commissions are included. Building fees are low—900€ per year. Property taxes are even lower at 361€ per year. Your electricity bills will only be about 500€ a year.
Asking Price: 356,500€ including agency commission and all furnishings!
This apartment is not destined to be on the market for long. We only offer properties for sale that we recommend and stand behind. This property, known as “Le Petit Trianon,” has been a successful short and mid-term rental for years with rave reviews. Our clients have been buying property sight unseen all during the pandemic and this is surely going to sell very quickly at this quality, location and price. Don’t hesitate to make your offer as quickly as you can.
Note: The seller is morally obligated to accept a full price offer (there are no bidding wars!), so don’t take a risk if you really think this works for you!
