Now’s the Time to Buy…the Euro to Dollar is Almost at Parity!

The demolition of Le Palais du Soleil is finally in the works, so if you ask if you can visit the property in advance of purchasing its fractional shares, the answer is “NO!” Sorry, but as you can see from the photos here, there is nothing to see to whet your appetite…at least not yet!

This is one of our Fractional Ownership projects—a two-bedroom/two-bathroom luxury apartment steps from the Mediterranean sea in Nice that will be ready for occupancy in January 2023. We’re going to need every bit of the next six months to turn it into the jewel we are creating, at the hands of our Interior Designer, Martine di Mattéo, along with the artisanal hands of mosaïste Véronique Husson, who will tile the bathrooms, kitchen and other details.

We won’t have the shares offered for sale until we have the simulations of the decor that will show off Martine’s designs, although we already have a brilliant floor plan by our architect, Nicole Champagnol, that manages to incorporate everything we hoped for. Yesterday we visited with one of the owners at La Belle Terrasse in Villefranche-sur-Mer, our Fractional Ownership property in the Old Town of the romantic Romanesque village. It boasts of a spacious terrace on the “front row,” meaning that it’s directly overlooking the sea with nothing to obscure the view—and that view on the port and the peninsula of Saint-Jean-Cap-Ferrat is drop-dead stunning! I call it “The Million Dollar View.”

It wasn’t an easy task to find such a jewel in a location that makes access easy in and out. If you know Villefranche-sur-Mer, then you know that with so many levels, easy access is very important. There are a minimal amount of stairs to the front door of the apartment and it is easily accessed by stretches of flat paths (for easy rolling of your suitcases) from the available parking on both the east and west sides. There’s a flat pathway from the Place du Conseil that takes you directly to the local train station (five minutes by foot) that takes you all along the coast. In the other direction, you can take the same flat street (rue Poilu) with just a few steps to the main parking lot at the entry to Villefranche-sur-Mer (five minutes by foot), so the location is ideal in a town that is normally quite challenging. It’s also just a short walk to the buses on the Basse Corniche, so you don’t need a car in order to explore the entire Riviera.

I wanted to meet Anna, the owner, and see some of the additions our team has made to the apartment, decoratively speaking, that I hadn’t seen before. Since I was last there, shelving has been added in the kitchen and above the desk for books. A school of fish now swim across and above the bed. It’s looking even better now that it’s being lived in and enjoyed.

After our visit, we lunched at Lou Bantry, one of the port-side restaurants we find to be quite good and won’t break the bank. There is nothing quite like having a Mediterranean meal overlooking that Million Dollar View, whether it be from a restaurant or the belle terrasse of the apartment! The waiter, being “full of piss and vinegar,” apologized for the shameful view…and all we could do was laugh, of course.

There are only two shares left at La Belle Terrasse, letters A and G. Share A has two weeks of usage starting July 7th and then again April 28th, 2023. Share G has two weeks of usage beginning September 29th of this year and then again January 19th, 2023. The usage calendar begins on Thursday and ends on Thursday, in two-week intervals, 26 weeks apart. Each year, the rotation moves forward by 10 weeks to allow for a full mix of seasons. Le Charles V, Paris’ sweetest one-bedroom Fractional Ownership property steps from the River Seine, is almost all sold out, too. It was launched only one week ago, but only two shares remain as of this writing: C and D. Share C has two weeks of usage starting August 4th and then again May 25th, 2023. Share D has two weeks of usage beginning August 18th and then again beginning June 8th, 2023.

If you don’t delay, you could easily be unpacking at one of these beautiful apartments this summer! And now is a great time to make these purchases, while the rate of exchange is so low. As of this writing, the euro is valued at $1.05! That’s almost to parity and it hasn’t been this low since December 2016! This means your purchase of a fractional share is going to cost a whole lot less than it did just a short while ago!
