It’s July in France, which means three things: rosé on ice, pétanque in the park, and Le Tour de France on every screen in every café. If you’re anything like us, you’ve probably caught yourself watching the race and suddenly forgetting the cyclists entirely—hypnotized instead by the winding village roads, limestone farmhouses, and the sheer architectural poetry of rural France.

The Tour is a moving map of opportunity. It doesn’t just glide through famous cities and resort towns—it shines a spotlight on hidden villages, sleepy hamlets, and lesser-known regions that most foreigners never consider. And those happen to be the places where savvy property buyers can still find serious value. The Tour reminds us that France is not just Paris and Provence. Some of the most charming, authentic, and affordable places are found along the backroads that the peloton pedals each summer.

So today, we’re taking a spin—not just through the Tour’s legendary stages, but through the property markets that lie along the route. Whether you’re looking for a charming pied-à-terre, a gîte business, or a place to park your bike and live la belle vie, you’ll find something to love.

THE MOUNTAIN STAGES: ALPINE & PYRENEAN PROPERTIES WITH ALTITUDE

Anyone who’s seen the peloton climb Alpe d’Huez or the Col du Tourmalet knows these are not your average hills. And neither are the properties. In the Alps and Pyrenees, you’ll find quintessential chalets with sweeping valley views, and ski-town apartments that pull double duty—winter slopes, summer cycling. Places like Saint-Lary-Soulan, Luz-Saint-Sauveur, or Les Deux Alpes may be famous for Tour climbs. Still, they’re also quietly attractive to international buyers.

Here’s the kicker: many of these towns have strong seasonal rental markets (thanks to cyclists and skiers), plus an increasing year-round appeal as they expand hiking trails, thermal spas, and even co-working hubs. Don’t rule out these remote spots—especially if you’re dreaming of fresh air and ROI.

RURAL FRANCE: THE REAL WINNER OF THE TOUR

The Tour’s most captivating footage isn’t always in the mountains—it’s often the aerial shots over rolling hills, medieval bastides, and sunflower fields in places like the Lot, the Dordogne, or the Tarn.

These departments are under-the-radar (read: not overrun), deeply authentic, and packed with affordable properties that North Americans tend to adore.

Stone farmhouses, old wine domaines, village maisons with wisteria-covered facades—they’re not just for the postcards. Many are priced well under 250,000€. For buyers willing to take on a minor renovation, or step outside the Paris-Provence axis, this is where your euros stretch further than a peloton on a sprint finish.

COASTAL COOL: FROM BASQUE COUNTRY TO THE MED

Of course, we can’t talk about the Tour without talking about the coast. The race often dips down into the Basque Country, hugs the Atlantic, or takes a stage along the Mediterranean. Biarritz, Hossegor, Narbonne, Collioure—dreamy, yes. Affordable? That depends.

Prices in these areas have risen over the past decade, especially in towns that combine charm with surf culture or offer quick TGV access. But there are still pockets of opportunity. Look inland 10–20 km, and you’ll often find more reasonable prices—and fewer tourists, too.

In these areas, short-term rentals can perform brilliantly, and there’s a growing demand for longer-term furnished lets from retirees, remote workers, and yes, seasonal Tour staffers. (Don’t forget: hundreds of journalists, mechanics, support crew, and sponsors need places to stay, too.)

STAGE CITIES: THE SMART BUY IN SECONDARY MARKETS

Cities like Lyon, Bordeaux, Toulouse, and even Clermont-Ferrand often host stage starts or finishes, and they’re increasingly popular with people who want a livelier lifestyle but can’t justify Parisian prices.

These “second-tier” cities are undergoing rapid modernization. They’re investing in tram lines, cultural hubs, bike paths, and digital infrastructure—often with the help of European funding. For buyers, that means good value today and likely appreciation tomorrow.

Look for neighborhoods just outside the historic core, where you’ll get more square meters and the same delicious baguettes. Additionally, with high-speed rail connecting these cities to Paris in a matter of hours, they’re becoming viable options for individuals seeking both city access and a high quality of life.

WHAT THE TOUR TEACHES US (YES, ABOUT REAL ESTATE)

Now, you may think you’re just watching cyclists suffer gloriously in the sun. Still, the Tour de France is more than a sporting event—it’s a crash course in French geography, culture, and yes, property potential.

Each July, we’re reminded that this country’s value doesn’t lie in just its big-name cities or glossy resort towns. It lies in the winding lanes of the Dordogne, the lavender-dotted back roads of Provence, and the cool, pine-scented Pyrenean valleys. The Tour shows us that real opportunity often lies in places where the crowds haven’t gone yet.

We’ve also learned that towns built for cyclists tend to be built for people. Infrastructure for bikes—including safe roads, paths, and rentals—often indicates thoughtful urban planning and a genuine attention to quality of life. These are the places that attract not only tourists, but also year-round residents seeking a better rhythm of life. And for you, that means long-term potential, both as a lifestyle and as an investment.

And let’s not forget: when the peloton comes to town, it brings the cameras with it. Local mayors go all out—planting flowers, resurfacing roads, adding Wi-Fi, and painting shutters. Visibility brings visitors, visitors bring vitality, and vitality… well, it has a way of bumping up home values.

So if you’re watching the Tour and dreaming a little of a garden, a terrace, a slower life with better cheese—grab a notebook. The property you’re fantasizing about might just be waiting for the next stage.

Special Note: “Fantasizing” is the key word here. While the Tour de France gives us an opportunity to see a lot of the French countryside and fall in love with every hamlet it whizzes past, remember what’s really key when making the important decision of where to live in France:

• What area of the country has the weather you like most?
• If I want to travel and discover the rest of France, Europe and the world, what is air and train transport access like?
• How about access to good healthcare? Are there doctors and hospitals in the immediate vicinity?
• Is there a viable American community with which to make friends and connect with like-minded people?
• If I don’t speak French well, will I be able to communicate and integrate into the community?
• Driving? If you no longer want to own and operate a car, think twice about living in rural areas where a car would be necessary.

Watch the Tour de France, have fun visiting France from your armchair or couch, but when considering a move to France, use your head, not your heart. Ask yourselves these questions, and if the town fits, then do it! We can help you regardless of where in France you wish to hang your hat.
