WHY FRACTIONAL OWNERSHIP? HERE’S WHY…

Last Thursday Joey Byrne, Head of Europe Pacaso, and I bantered on a Zoom webinar to answer the question, “Why Fractional Ownership?”

Fractional Ownership is an ownership plan I have worked with since 2008, having developed a number of properties in Paris and the South of France. THE LOCAL ON NICE

We’ve been almost as flooded with media wanting to learn more about why Americans are flocking to Nice than we are with clients wanting to learn how to move to Nice!

In Genevieve Mansfield’s article, “A really efficient city: Why more and more Americans are moving to Nice,” in The Local on Saturday, her opening statement is:

“While Paris has long held the crown as the top spot for Americans moving to France, more and more are choosing to move to the French Riviera city of Nice. There’s more to the Côte d’Azur than the sunshine it seems.”

Ain’t that the truth?!

Genevieve interviewed me along with Patty Sadauskas and a few of our clients to learn the truth from our/their perspective. We had a lot to say, too:

“I’ve watched Nice absolutely explode. When I first bought an apartment here in 2011, I was thinking about building a community that didn’t really exist at the time, so I started writing about Nice,” I told her. “Once we started talking about it, we saw our community grow.”

In the article, she mentions that the “city of Nice has big expansion plans for its international airport, with the goal of increasing its annual passenger capacity from 15 million to 18 million by 2030.” I’m thrilled to hear this—it gives us even more reason to make Nice a great place to live.

AMERICA IS LOSING TOURISTS, FRANCE IS WINNING

Under President Donald Trump’s second term, the U.S. tourism industry is experiencing a significant decline, attributed to policy changes, political rhetoric, and shifting global perceptions.​ Overall international tourism to the U.S. has dropped by 11.6% year-over-year, with notable decreases from Western Europe: Germany down 29%, the UK 14%, and France 20–25%.

Canada, traditionally the largest source of U.S. visitors, has seen a 23% decline in travel, with flight bookings falling by up to 70%. ​Mexico reported a 17% decrease in air arrivals to the U.S. in March compared to the previous year. ​The U.S. travel industry, which contributed $1.3 trillion to the economy and supported 15 million jobs in 2024, faces significant revenue losses. Tourism Economics forecasts a $9 billion decrease in spending by international visitors for 2025. ​

A perception that America is becoming “uglier and crueler,” as some commentary has put it, has taken root in certain parts of Europe and Canada. Countries including Canada, Germany, France, and China have issued advisories or warnings about harsh treatment at the border, increasing racial and political tensions, gun violence and public safety risks in some U.S. cities.

The term “Trump Slump” has been coined to describe this downturn, with projections of a 9.4% decline in international arrivals, potentially resulting in a $64 billion loss to the U.S. tourism economy. ​Many international travelers are opting for destinations perceived as more welcoming, such as Canada, Europe, and the Caribbean. ​The U.S. travel industry is projected to lose billions in revenue as a result.

Evidenced by our influx of Americans moving to France, Americans themselves are feeling like it’s uglier and crueler, too. I hear it every single day from our clients.

Good news for Americans moving to France: in response to restrictive immigration policies and significant cuts to scientific research funding under President Donald Trump’s administration, France launched the “Choose France for Science” initiative in April 2025. This program aims to attract international scientists, including those from the U.S., by offering increased government funding to French research institutions. President Macron emphasized the importance of research and openly invited global scientists to relocate to France. Meta’s chief AI scientist, Yann LeCun, praised the initiative as a strategic move, noting that many U.S.-based researchers are seeking alternative options due to diminished support for science in their home country. ​

BIG NEWS ABOUT GETTING AROUND PARIS!

This year marked a turning point in the transportation revolution initiated eight years ago that made a major contribution to the success of the Olympic and Paralympic Games in Paris 2024. The revolution, as the city calls it, will save you precious time in your daily commute with the extension of lines, the deployment of transport on demand in rural areas and the network of express buses and coaches. Comfort is not to be outdone—there are 1,200 new or renovated metros and trains and 6,500 new buses and coaches put into service since 2016, as well as record investments to make the network more accessible.

Modernization also extends to ticketing, with the introduction of a single fare for all journeys, putting an end to the maze of fares. The Liberté+ pass offers occasional commuters an advantageous post-payment 20% discount on their tickets, all connections included, eliminating queues at ticket offices. (I use it and love it!)

There’s still a lot to be done, but you can count on a full mobilization to make the Paris region network, the best in the world…by 2030.

You’ll find us in the quadrant between rues Alberti and Gubernatis, where there are trees for some shade and close to the statue of Marshal André Masséna.     G’day – just to suggest that it would be helpful if the information on the new transport arrangements was identified as applying to residents with a local bank account – for one happy moment I thought this “one-fare-for-all” change would be available to visitors. malheureusement, non!
